Critique my listing - Chelsea, Catskills NY

I would love some feedback on pricing, pictures, or anything else folks want to comment on. We are having trouble booking(though it is the slow season where we are. I appreciate any help you can give me.

@Chelsea566 When I first started, I offered 10% off on my first 5 bookings. I think that helped!

I'm also in an area that is popular for tourism year-round (Orlando), but I rent out my spare bedroom. So it's a bit of an apples-to-oranges situation.

Perhaps you could do a low-season discount (you don't have to label it that).

Hi @Chelsea566 the listing is beautiful.  I don't have much feedback. My listing is struggling to get bookings as well here in Nairobi, Kenya. I'm learning from the replies too. But I definitely put your place on my wishlist on my app hope that helps.

What a beautiful location and charming home you have! 
I don’t really have anything much to add to the amazing comments you’ve received thus far, just to reiterate a few things that I agree with. 
Some of the best advice we received from our friends who also host was to hire a photographer to take pictures. I think it really has made a difference for us. Your property is so lovely, and your home so charming, that I believe a good photographer could really capture the essence of it all. If it is possible financially at some point, I believe it could pay off in the end. 
Remembering that comfort as well as esthetics are important to guests,  it may be time to purchase new bed pillows, a throw blanket or two, and perhaps a lovely picture or two in each room- nothing has to be expensive, maybe something you find in a shop that can bring a feeling of calm and comfort. 
These are just a few ideas, things that you can do a little at a time to keep your space fresh and comfy. 
Your space is lovely! And, from the comments I’ve read, guests seem to enjoy it!

Use Wide angle photos like Real Estate people use to advertise property for sale. A flower arrangement will give your place a warm feeling and add much needed color. There is a small table under the window with nothing on, either remove it or put something interesting. You need close up photos of interesting items.  No cactus, they r beautiful but U need colour there. Best of luck.

Hi there, 

Just looking at it quickly, one thing strikes me. The walls are too bare. Of course, this is a matter of taste, but if I am noticing it, I am sure others will too. Your place is cute and quaint, but the quaintness can be added to with some period artwork or posters that bring color to the walls, in the absence of a new paint job.

The other thing that struck my attention is the floor coverings. The hardwood floors are beautiful, but their beauty will be even more emphasized if the area is covered with bigger and warmer color rugs. The one in the den is nice. A similar one or a brighter one can be put under the table in the dining area. 

Same for the bedroom. A nice rug next to the bed would make it cosier and warmer. 

A house like yours would be better rented to a family or special occasion, where people need to stay together. Not to 5 total strangers, especially if there is only one bathroom. 

As a test, consider giving a small discount for a limited time to see what will happen.

Hello @Chelsea566 ! You have amazing views! What a cute little house you have. I love the old doors. We are new to Airbnb but just remodeled an old home. I love to decorate too. If you are willing to make some small changes it just might draw more people to your place. Here are the things that my "eye" would change 🙂

 

Take new photos of your 2 bedrooms on .5 in your phone so that you can see the whole bedroom. This will give people a better idea of the room size and style.  In the living room. Right now, all we can see is the beds. The one bedroom with fun blue wallpaper is just right, I can see everything in one photo. Do the same with the kitchen and the bathroom to so that they can see the layout and if it will work for them. I would take off the photo of the fire and the one with just the island chair. 

 

If you are wanting to move things around, the first thing I would do is take the photo hanging on the same wall as the stained-glass window (it has a train in it?) and put it in one of the bedrooms. I like the abstract painting you have in the living room as a centerpiece. 

 

The mustard-colored chest in the one living room with the tv above it looks worn. No need to go buy anything...I suggest painting it in a nice neutral color for that room to freshen it up. I would touch up the paint in the bathroom, it looked like the wall wasn't trimmed out by the baseboard heater. There are some marks on the wall, I think by the mirror as well. In the kitchen, I would decide what you want to do with the woodwork and either strip it all to match or paint it all to match. Doors and all. I love the woodwork in your living room!

 

Make sure you dust the one cabinet in the blue wallpaper bedroom, if it is age, maybe add a nice table runner to the top of it. The circle table in the living room could use a small tablecloth to if it has wood stains on it. I would take off the pastel pink and blue blanket off the couch, I like the yellow granny square one though. 

 

I like the old floors, just be sure to keep them super clean, especially in the corners. The mirror in the bathroom needs wiped down too 🙂

 

Any exterior photos of the house should be any that are current. The front porch is very inviting. it was hard for me to tell what is outside and around the house. If you keep everything around it weeded and mowed, it will definitely attract those who need a place to stay.

 

I did forget to check if you had descriptions and amenities listed but I'm sure you do.  The more you fill out on the page and add to your listing the better is what I hear.
