Critique my listing! Grace, Glastonbury UK

Hello fellow hosts,

 

We started our Airbnb business in July, it is decorated with a fairly unique aesthetic with lots of dark paint and flower installations in every room (I will not be repainting 😸). 

 

Initially we offered it as rooms (the whole top floor)  because we had not finished prepping other parts of the house. The bookings over summer were fairly often and we garnered 13  5* reviews with guests wanting to come back and book for next year.  


However,  since changing the category from ‘rooms’ to ‘entire’ we have not had a single booking! I don’t know if it’s the season slowing down or that groups of people need months to prepare and book an entire house?

 

I am considering doing a 1 and 2 bed option (it’s currently a 3 x bed house) to see if that helps attract guests? 


Feel a bit despondent if I am honest…any help/ guidance would be gratefully received.

I have a Guest Book with recommendations of places to eat and visit - it doesn’t include my house rules so I’ll look into changing that. 👍

I noticed you’ve also added a guidebook to your listing. What are some of the key essentials you have included in it to make it truly valuable and helpful for your guests?

Just my opinion but you may want to consider because I think lack of bookings says potential Guests have the same impression

A potential Guest - I am looking to buy a vacation experience for 6 people.

I am focused on comfort, safety, and activities.

Your pictures and description focus on your perfect decocting which I agree is outstanding..

My mindset as a Guest though is your priority is your environment not my enjoying my vacation.

Not that I intend to cause any disruption to the environment it is beautiful, but I am scared an accidental spill or something will be a big issue for you.   The experience fir me would be purchasing stress for my vacation.  Instead of enjoying the area I am eagle watching my group.

I do tend to agree w another reviewer when they suggest focus more on the eyes of the holiday maker whose priorities will be different to your desire to highlight all the decor and antique aspects. 
Price is almost certainly a factor too as we have two properties and we are constantly changing pricing or using smart pricing to keep the homes attractive to viewers. No doubt you do this already but moving from room to house will change the profile of viewer to a family or group hence what is important for groups e.g. dining and relaxing space, games, local attractions. You also mention some slightly negative aspects like slow water in shower which I’d suggest sharing after they book as I don’t think that level of detail is necessary for bookings but would be good to share prior to arrival so expectations are aligned. The other aspect I don’t think groups will like is you living on-site as here in US that would be a turn off, I know tough to mitigate that one. Lastly seasonality likely plays a big part in bookings as we see full bookings in summer and most booked months in advance.
It looks like a really cozy well appointed home so don’t give up and keep trying 🥂

@Grace1158 Beautiful home. I don’t see why it wouldn’t be renting but i do feel that there should be more flow to the way the photos are presented so that the guest can envision the space more than the decor. The photography is very artistic and beautiful but sometimes guest would love to see more of the layout and flow of the home to determine the space and if it works for them. Just a thought, but it’s beautiful and will rent!  Good luck.

I suffered a massive drop off in bookings overnight. My local business support advisor told me that when people Google Airbnb your description listing is key. 

I had changed my listing title to Heron pet friendly. 

I was advised to change it to:

"Irfon River Glamping Pod2 Builth Wells Powys Wales"

These are words that people search on.
