Could you please review/critique my listing? Last 2 months have been slow but we're now entering high season in the Desert.  I have made few changes (pics, title/desc, etc) with the help of Rankbreeze in the past week and seems like its starting to work. However, I did want to get some perspectives on pricing strategy - I am using Pricelabs (base settings attached) and then also adding a 20% promo on Airbnb for Nov to see if it drives more traffic.  Was also contemplating playing around with Airbnb's smart pricing feature and any thoughts?  FYI.. I am currently just on Airbnb as I wasn't getting much bookings via direct or VRBO.

Yes, looking good. 

You may be able to have the advantage of more accessibility access.  Sometimes very important for all ages and can increase interest. Check to see measurements and add photos as perhaps there are more ways as your villa looks large and appears to be on one level. I saw you mentioned the entrance but explore if there are more! 

…everything looking good and I reviewed the entire listing!  There was one bedroom photo where the bed drawers didn’t seem flush, but that is such a small detail (but worth fixing if it is an issue).  

You created a lovely place to stay for Airbnb guests. Also with your pricing strategy, just ensure it is aligned with other local places to stay.  Perhaps there has been a fluctuation in prices now seasons are changing as you mentioned it had got quieter on other portals.

@Amit42  Looks beautiful !  Lose the pics of inside cabinets and drawers. Use your first 5 pics to highlight the best part of your property. 

Include pics of surrounding attractions.

Beautiful place.   Very unfair and silly comments on a few of the review responses.   

You can do the pricing adjustments, but it's actually better to check out your closest competition in the area and then adjust price yours if needed.   We offer discounts on longer stays, not the short turn-arounds, also larger discounts for former and current first responders, current military and veterans. 

Overall beautiful home, definitely a 5-star all the way.
