I have a lake house for rent on Canandaigua...22 minutes to Bristol....
Hello, I have a new listing for a few months now, but I haven't had many bookings. Usually people just message me to ask a few questions, but they don't book or make any reservations. Please let me know if you have any feedback regarding the listing (this may be related to the photos/facilities/descriptions) that would help me increase the number of bookings.

My opinion is that it looks like a nice place to stay but it needs some warmth.
You wouldn't have to do much, maybe a throw, things that relate to that area, maybe a picture of the lake or the Canadian symbol.
Mainly that 30 night stay would not work for most people, I don't have limits, they can stay one night if they want, they will pay the clean up fee either way.

@Lan11755 The inside pictures are wonderful. The main entrance picture is great but the space for parking could use some sprucing up. Just a thought 🙂
@Lan11755 I recommend paying attention to the details. Clean up the ceilings. Put up nice pictures. Have some plants (Even if fake) . Put a Nespresso machine in the kitchen. Etc. You are welcome to look at ours in Los Angeles for some ideas.
@Lan11755 I feel like you need to have it decorated with wall art especially. Looks very cold and impersonal . I would leave the parking lot pictures out as it makes the area look sketchy. Get a decorator then take professional photos.

Hi, here are a few suggestions that may help.
1. The description could be shortened to be more bulleted points.
2. There are many duplicate photos. For example, the kitchen has many of the same angle. Perhaps try featuring some of the appliances that you may provide such as a coffee machine so that people know whether or not it is a full craft and a single serve or the type of coffee machine that will eliminate some questions you may have.
3. The unit seems to be very clean however it’s not very warm and inviting. A few suggestions would be to add artwork to the walls, warm up the wall paint color or even add some warmer colors with regards to the fabrics that you’re using on the linens.
4. Finally, I didn’t take a look at trying to book a stay, but in reading the other reviews if you have a 30 day minimum stay that will severely limit the number of people that are willing and wanting to rent your unit. I would consider reducing down nightly when it makes sense or even 2 to 3 night minimum during high season events.
