Thought I'd throw this out there to get some thoughts on our listing - it's been active for a year and we haven't made many changes to it.

It's really important to define mission statement for each project. I feel that Airbnb is more like widening your family by ensuring a family hosting and caring some essential needs. If some money is earned on the way, it's always welcome. Adjusting costs to lower ebb of the market would also pay.
Cory, you have a beautiful property. There is nothing significant that I can share regarding appearance. However, I do have a comment that might help you.
I'm retired after a full professional career. To help my comments make sense, I need to tell you I'm 80 years old. I have millions of miles with American and United airlines. One of my locations was 22 hours each way. And I remember thinking back on the front of my career that a great place to stay needed a USA Today newspaper and shampoo. That list grew substantially over my career. And what grew was my list of required amenities.
People that can afford to atay at your STR can afford to stay anywhere. So you have a lot of competition. And that competition has both great views and are well furnished. So put your thinking cap on and make a list of the total amenities you have, and talk them up. If you have a pool or hottub, you need to tell them a service will be there during their stay to remove the leaves and check the water quality. Give them a number to call if necessary. Provide them a list of the restaurants near them, their phone numbers and owners names. Be sure to tell the restaurant owners they can expect calls. Provide a closet that contains drinks and snacks that they can use while there. If your fees cover that expense, fine. If not, provide your Venmo number and prices. That's especially nice if the closest place to go buy those items is inconvenient.
You get what I'm suggesting. Make your place stand out beyond the pictures. Say the things that leave the parents knowing your place comes with more than the standard niceties.. You've thought of everything to make them think your place is the place to stay this vacation. And stop thinking your current price may be too high. Your reviews will begin to allow you to increase your prices.

Your listing is beautiful and the description is very detailed too.
I agree with the comment about some greenery and the decking area which is very large would look even more amazing with a few plants.
As you refer to an outdoor pool, tennis courts and play area it may be worth including some photos.

You’ve done a great job.
My only suggestion is perhaps mention the heating/cooling systems in your written description. I can see it’s listed under amenities but you don’t highlight your amazing fireplace or the fact you have aircon for the warmer months.
As an Aussie I’d love to visit in the winter, but I want to know that there are throw rugs, warm floors, toastie features to entice me. If you provide bathrobes, show them.
Otherwise nothing obvious I can see to change.

Beautiful spot! I would get a professional photographer though. They are very good at capturing the best angles. I would also remove the bobcat pics as they may scare some people. I think there are a too many pictures of wildlife compared to how many you have of the landscape and house.
I think that this place is very cozy and has a good surroundings. So,.
just check a light for mood and
restroom for hygiene. As well, try
to provide interesting furnishings
in the living room and any other
place. Make event for guest and advertise your place actively. I hope your wellness!
