Hi, I just started using Airbnb. I live in Pacifica, California, 20 minutes from San Francisco. The listing is a studio on the ground floor. My home is above, and I live here with my partner, son, and small dog. Do you think I should mention possible noise transfer from above? Also, I've thought about more professional photos. Any other advice? Maybe a more enticing title? Thank you!

Hi, good luck with your listing. I noticed two things:
1. Your copy mentions a desk but I couldn't find it in any of the photos. Perhaps I missed it but that is kinda the point.
2. The bed is tricky because it's so close to the walls, but I think there is room on the right side of the bed for a small, not too deep, wall-mounted shelf to put a water bottle or phone on.
Your place looks great. Maybe show a larger view of the room that includes the window and/or the fireplace so people get a better sense of the space overall? Also - good to note that the space is in the lower level of your house, but I don't think you need to mention overhead noise - it's implied by the mention of location + dog.

@Lyssa467 Yes- definitely better photos of the living space as well as the bathroom. Definitely mention that you live above and noise is a possibility. The more detail and clarification you put in your listing, the less guests have to complain about.
I'm concerned that either you or AirBnB is calling this a guest house? It could be one of those default AI things that AirBnB does, but regardless, it should be changed.
To me, that implies a freestanding separate structure. Even though you are clear in your description, guests don't read, and I'm afraid that it might cause you problems in the long run.
I think your title is good and doesn't need any changes. It looks like your guests have liked it so far, so you're off to a great start. Good luck!
Thank you for your input. I'm unsure how it was classified as a guesthouse, but I understand your comment. I changed it to an apartment. People are likelier to expect a little noise in an apartment than in a guesthouse.
I will work on the photos and hopefully convince a friend photographer to help out. And yes, so far, so good on the guests. They've also been delightful people. Fingers crossed, it continues that way 🙂

Thank you. Yes, you're right. There's no picture of the desk or the dining table. I will add both once the current guests are gone.
I've been wondering about that bed and walls (also about adding side lamps somehow). It's a tricky space, and I wish there were more room on each side. A wall-mounted shelf is a great idea. I think I have some corner shelves left over from another project I did. Thanks for the idea!!!
