Critique my space - it's a room on an acreage with shared other rooms

Hi, I have listed one of my bedrooms - unfortunately it's small (10 x 10 feet), but at least it has it's own private bathroom (accessible via common hallway).

I know I have not yet shown a photo of the living room (I am still looking for a piece of furniture that the TV would go on top of) before I take that photo.

I would love some feedback on my photos and design, specially of the bedroom, bathroom and kitchen!

Any other feedback is welcome, re what I say about the listing - is it good, am I missing anything?

@Maisie1 I don't know what to suggest because I can't figure out who is the market?  One Guest and your garden is nicely discussed a great plus but plus to what?  Work sights family? 

Hi @Marie8425 , I am not sure what you mean by work sights family?

 

I am not sure what you mean by who is the market? I think you mean who is the target customer? Well I am on the highway between 2 provinces, and 30 minutes from a bigger town, so travelers journeying between the provinces I would suppose. There also seems to be a steady trickle of people who work in the area, so I might be able to book a week long or longer. 

The room is pretty small, and right now I am only allowing one guest, though that may change, but I want to do a bit more research on that.

The ad description to me was designed more for LTR or Buyers.

If your market is the stop over guest.  I have seen Hosts that do amazing at that market.

Highlight in title Great for very short stays,  A lot of us don't want that business and set a minimum days.

If someone is just stopping for 1 or 2 nights, highlight like coffee, water, snacks nothing expensive just the guest doesn't have to look for a store at night.

Guests driving somewhere like a flexible and late check in.  They can stop for dinner and not worry.

That's what I mean target the market you want to attract.

I moved from Honolulu to Buckeye different market Ha-ha.  I market primarily contract workers.  For them since stays are usually 50 or 90 days.

I highlight a mini fridge in room.  

Distance to various businesses that I know bring in contractors.

A Guest advised me a sitting chair.

I have a small cabinet in the room they can put non perishable food.

I highlight kitchen and laundry areas.

Different mentalities of what is important to the potential Guest.

Hi @Maisie1 ,

 

It sounds like your listing could really fit the bill for some Canadian travelers! As I’m assuming this is a bedroom in your personal home I’m sure it can be hard to cater to a guest while still living in the property. That being said, I would try to minimize the excess clutter throughout. 

 

-Clear as many extra/decor items as possible from kitchen/bathroom counters and other “flat surfaces.” That will make the space seem less busy and more tidy/clean. Remove the fridge magnets.

-Maybe just one decor item on the dining room table and take down the string lights on the hutch (looks like a dorm room).

-For the guest bedroom, I would have white towels, sheets, and currents to brighten up the space and make it feel larger. What could you add to that space that would make guests feel more comfortable ”at home”? Maybe a soft rug on the floor? Also, ensure there is a mirror in the bedroom if your guest doesn’t want to have to go down the hall to the bathroom to see themselves.

-Bathroom: Solid colored shower curtain with matching towels and bath mat. Nice soaps and shampoos available and featured in pictures.

-Your land seems lovely and peaceful. Do you have any manicured areas to show off for guests? I would also encourage you to change out your fire pit picture to one where there is not someone sitting there. 

 

I encourage you to have professional photos taken of your spaces. If that’s not an option, take photos during a sunny day with lights on to make the space look bright and open.

 

One more thing (I know, it’s a lot), whenever someone is renting a room in a house I think it is nice to share with the prospective guest what they will be walking in to. For example: “I live here with my husband and teenage daughter.”  As a person who values safety and awareness I think this would be a great courtesy.

Very good suggestions, exactly what I was looking for except for the shower curtain, lol! Because I just bought it hoping to make the space look a little more enticing, and give the illusion of a bigger bathroom haha!
