Filling out empty periods

Hi hosts!

This year we were a bit late with updating our calendar and prices for the summer and found that we missed out on all the people who usually book well in advance (i.e. up to a year before).

What is the best way to try and fill out empty period apart from lowering prices? Are there any "promotions" features available to hosts that could increase visibility to those people who are looking for last minute deals?

One way to help fill your calendar would be to lower your price via a Custom Promotion ("promotion" typically means you are offering a discount which means lowering your price). If you use a Custom Promotion, they can "stack" on top of other discounts you have set, like early bird or last minute discounts. If you create a custom promotion, double check how it is being applied by trying to book your place as a guest:

Min Stay

You could lower your min stay to 3nights instead of 4nights in order to be seen more in guest searches.

Overall Review Score

I would also work on getting your review rating higher...right now it is 4.72? Guests mentioned cleanliness issues, lack of amenities and AC not being adequate.

I would try and connect area events where you know people will be traveling to attend by putting that event in your title during that time. For example, I have used Spring Break Headquarters as part of my listing title during March and April. Just to draw the attention of those wishing to book last minute.
