Hi Airbnb Community,
Weโre excited (and a little nervous!) to be starting our journey as first-time Airbnb hosts. Weโve just listed our property in the beautiful Queen Anne neighborhood of Seattle, and weโd love to hear your expert insights on how to improve our listing to maximize guest satisfaction and business performance.
Hereโs our listing: Our Queen Anne Airbnb Retreat.
Weโre particularly looking for feedback on:
1๏ธโฃPhotos โ Do they showcase the space well? Is the ordering of the photos optimal, or should we adjust it to create a better first impression?
2๏ธโฃDescription โ Is it clear, engaging, and informative enough?
3๏ธโฃPricing โ Does it seem competitive for the Seattle market?
4๏ธโฃAmenities โ Are there any โmust-havesโ weโre missing?
5๏ธโฃOverall Appeal โ Does the listing make you want to book? If not, whatโs missing?
Weโd also appreciate any tips for first-time hosts on providing exceptional guest experiences and building strong reviews.
Thank you in advance for taking the time to help us grow and improveโwe truly value your feedback and expertise!

Hi @Waheed17 Thanks for you feedback. I'll contemplate trimming down on content. I have a clarifying question: What do you mean by symbols? Are you referring to the star (*), hyphen (-) and smileys? 2
Hi there,
Welcome to the Airbnb community, and congratulations on launching your listing in Queen Anne! Itโs natural to feel both excited and nervous when starting this journey, but youโre off to a great start by seeking feedback. Iโve taken a look at your listing and would love to share my insights:
Photos
Your space looks lovely, and the photos do a good job of showcasing the propertyโs charm. A few suggestions:
Lead with your most eye-catching photoโsomething that immediately highlights the unique appeal of your home (e.g., the cozy living room or a great outdoor view, if available).
Consider adding captions to your photos to guide guests through the space and highlight key features.
If youโre able, schedule a photoshoot during the daytime with natural light for even brighter and more inviting shots.
Description
Your description is clear and informative, but Iโd recommend emphasizing the benefits of your location. For instance:
Mention that Queen Anne is one of Seattleโs most desirable neighborhoods, known for its charm, views, and proximity to landmarks like the Space Needle.
Highlight who your space is perfect for (e.g., couples, business travelers, or families).
Use bullet points to make the key features of your home easy to scan.
Pricing
Your pricing seems reasonable, but itโs always helpful to check similar listings in your area to ensure youโre competitive. Keep an eye on demand trends and consider using Airbnbโs Smart Pricing tool (while still setting a minimum to protect your earnings).
Amenities
Your amenities list looks solid! A few โextrasโ that guests tend to love:
A coffee/tea station with a variety of options.
High-quality linens and towels for a hotel-like experience.
Thoughtful touches like a welcome note, local snacks, or a guidebook with personalized recommendations.
Overall Appeal
Your listing is inviting and has a lot of potential! To make it even stronger, think about what sets your space apart. Is it the neighborhood, the cozy design, or a special feature? Highlight that uniqueness in your title and description.
Tips for First-Time Hosts
Communication is key โ Respond promptly to inquiries and send a warm welcome message before check-in.
Set clear expectations โ Make sure your house rules and check-in instructions are easy to follow.
Personal touches โ Guests love small details like fresh flowers, local guidebooks, or a handwritten welcome note.
Ask for feedback โ Encourage guests to share their experience and take constructive comments to heart.
Start strong with reviews โ Exceed guest expectations early on to build a great reputation.
Youโre off to an excellent start, and Iโm sure your Queen Anne retreat will quickly become a favorite among Seattle visitors. Wishing you all the best on your hosting journey!
Warm regards,
@Oksana127 Thank you soo much for your thorough review and encouraging words. I'll implement your suggestions speedily!
