Have I listed this homestay correctly?

Hi Community! I am confused and I need suggestions from you (in particular I need to understand the guest’s POV).

So for the above listing, i want to know if even a single guest books it, is he/she eligible to use all 3 rooms?

Here is a brief description about this property: It is a home stay and I have listed it as Rooms and not Entire Place. I have mentioned 3 “private bedrooms” and then “shared spaces” which is living room, dining room and a kitchen. And I have set its price such that the price increases after two guest and for each extra guest I am charging half of what I am charging for two guest.

So in my perspective, if two guests books it, they are getting a single private room, and if 4 guests are booking then they should get 2 rooms. And if three guest are booking then they should get 1 bedroom along with an extra mattress, because that how much they are going to pay.

I need community help to know that, is my perspective correct? Or to align to my perspective how do I need to modify my listings in some other way.

And also please let me know guests perspective while booking the listing I have provided.

If you want to offer 1,2 or 3 bedrooms then you need to create a listing for each room (or combination of rooms)

If 1 guest books your current listing, the guest is entitled to use all rooms, because that is the offer.

 

If booking  all 3 bedrooms can be considered as booking the entire place, then change the current listing accordingly and change price as being the price for the entire place.

 

Then create a listing for each bedroom (or combination, if desired), to be offered as a room with shared spaces.

The way with only 1 listing is set if I only book for one room, all your rooms are blocked.  On the Airbnb Platform each room requires a seperate listing.  Since the max for one room is two.  Thar is your target market.  Not a group of 6 Guests, that market is not looking for bedrooms.

You have 3 bedroons and 3 bathrooms so rather then describing as not a hotel.  I would suggest list on Airbnb under Hotel Category but in  your title and ad emphas is a Hotel with more.  Snall occupancy 3 rooms not 10.  lol

Staff availablty

Part of traveling fun is the people you meet.  I suggest present your patio area with comfortable seating arrangements if all 3 rooms were occupied so 6 guests and have a corner i n the kitchen to make coffee or tea.  A great fun relaxing way to begin your day coffee on the patio with nice people you just met but who like you are exploring India. Story swapping encouraged.

You have a great listing.

It mentions local food can be arranged.  Suggestion present breakfast time slot and dinner time slot.  Displaying dining seating for up to 6.  Everyone can enjoy a local dinner with an entertaing strangers but we all spent the day exploring so a common interest.
