Hello, new and introducing myself...

Hello!

 

Im new to hosting and still in pending.  I live in California and have a property in Southern Arizona.

 

What brought me to hosting is that our community suffered a hail storm and the HOA dues went from $125 to $372 and going up again so the listings on the market went from 8 to 76. This property is in a 55+ community with probably 1/3 being snowbirds.  Long story short its been vacant for 9 months so I am turning to hosting since it is fully furnished. 

 

I need help with verification of the location Airbnb doe not see my phone ping at my property and so they said the property coukd be verified with a host coming over and standing at my property to verify since im in another State. If anyone could assist please let me know.  The property is in Green Valley. I thank you in advance and look forward to meeting other hosts near and far via this community.

@Doris569 I am wondering if you could register a co-host and get them to verify the location. I assume you have someone local planned to turnover the property or perhaps a neighbour who is in residence.

 

One nextdoor neighbor is an Host and I dont think she would help me.  And the other neighbor has her home as a second home and is not around.  

 

I thought about a cohost but the fee is high along with my high HOA.

@Doris569 who is going to look after the place and clean it between rentals if there is no one local helping you?

So I was there recently and stocked it up.  I secured two different cleaning crews who are used by many airbnb-ers out.  I also secured a handyman referred by the HOA management office.  This place will not be rented back to back, what it will get is a long term renter through December to April when all the snowbirds come in.  Then it will go on the market month to month (requires a 30 day say per the CC&Rs) so I doubt it would rent much for 30 days during the hot summer. Today will be 110 degrees. Good thing is my place is right in from of the pool - and because it is a 55+ there is no noise coming from the pool area.

Have you checked to see if there are any local short term rental regulations in your area that you need to abide by?

 

Does it say in your HOA lease you can do STR ?

 

How do you plan to ensure only 55+ guests book?

 

I agree with @Mike-And-Jane0  ask whoever is managing the property for you on the ground to do the verification for you.

 Our CC&Rs requires that a minimum 30 day stay and they have to register at the managers office with ID and pay $25.  The unit across the way is on the Board and she would report me if less than 30 days.
