I have a guest coming this weekend and I got a booking for January next year!
It seems like things are progressing nicely. I am working on making updates to furniture pieces, wall art and more plants to create an inviting space.
I changed the order of my pictures based on advice from another host.
Maybe you can take a peek and give me your thoughts?

I suggest that also mention key features such us the number of bedrooms and bathrooms, the size of the living space, and any amenities provided. Highlight unique selling points, such as a scenic view, proximity to attractions, near the beach etc.
If you are planning to take more photos, I suggest to open all curtains or blinds to allow natural light into the space, it will make the property look more inviting and spacious. If applicable, take more shots of outdoor spaces like patio, garden. This can help guests get a better sense of the overall property.
I agree with @Andrea6232 descriptions must be filled out. List all amenities, such as WIFI, heating, A/C , kitchen appliances, and laundry facilities only if applicable.
Clearly define house rules, including policies on smoking, pets and check in and check out times.
Specify if the property is accessible to guests with disabilities, such as ramps to enter the property, handrails etc.
Create a guide book and share to your guests. Share information about your neighborhood and nearby attractions, nearby restaurants, shops, public transport.

First off your place is lovely. I took the Google route to search for you place & it came up #6! I think that is pretty impressive.
Reading the threads pictures came up, and though your listing pictures I think are perfectly organized a few more pictures could make your place pop more.
Location location location! And you have that. Love your first sentence, you let potential guest know right away how close you are to LSU.
You have sleeping for 4 & 6. I’m assuming 4 though you need to clarify that. Potential guest with a lot of choices will not reach out to ask questions unless they HAVE to have a particular location.
Pricing seems competitive too.
One thought is that don’t put all your info mainly for LSU. What else does the area have to offer, play that up more in your listing. Walkable yes, though to where, other experiences & places to find.
