Help with our listing in Marathon Florida.

Our home has been actively listed for 1.5 years.  Would love to hear and hopefully get help in reference to why we are not fully or at least semi- fully booked. We have 5 star reviews. The home is new and could really use some help with your expertise.

2. Photos & First Impressions
Your cover photo should be your strongest visual hook — ideally, bright, wide, and emotionally appealing (e.g., pool, waterfront view, cozy outdoor space).

Professional, high-resolution images make a huge difference. Airbnb offers photography in some regions — worth checking!

3. Listing Description & Title

Great Property!  Unique and stunning

Totally agree should be booked sometimes there is a minor slump in traffic and the Airbnb Computer reacts and helps create a bigger slump.  Fixable, you just have to make some efforts to rebuild traffic, our place sells itself.

Regularly update your listing.  Airbnb Search reads Date Modified on the listing to determine active Host.  Any change that the platform prompts you click Save updates that date.

During a slump considerate if you can temporarily lower your minimum by a day or two, maybe a cancellation rate a little more flexible .  These are things you should review regularly depending on what your market is doing.

Airbnb Custom Discounts You do a 20% discount on certain days Airbnb will market sale dates creating traffic.  You can do multiple Airbnb Discounts for different days at the same time

Turn on Airbnb Professional Mode

Then Airbnb gives you Insights on your listing and your Custom Discounts will give you view counts.  

Sometimes a Title or the Cover Photo is not creating Views.  Sometimes Description or pricing needs tweaking if Views but bot Converting.
