You have such a lovely home in a gorgeous area! I can tell you've spent a lot of time thinking about everything your guests might need and your reviews definitely highlight that!
Your listing is great - you have lots of information and lots of photos. The suggestions I have for both the text and the photos are mostly regarding the details and a few grammatical changes. I also wanted to ask if you had anything in particular you were hoping for feedback about?
I have a few suggestions about the text describing your space:
About this space
Welcome to Viva Vieques – “Mi casa es tu casa” I love this! I don't speak Spanish but I know what it means and it's so warm and friendly!
Make yourself at home in our beautiful, friendly guest house, (add comma) perfectly located for exploring everything Vieques has to offer!
Just a 5-minute walk to the beach and [central to almost anywhere.] I imagine that frequent visitors to Vieques understand exactly what "central to almost anywhere" means. Even for an island that is only 20 miles | 32 km, first time guests might appreciate knowing about how long it takes to get from your home to some of the popular spots - and hidden gems - on the island. Plus that gives you another opportunity to highlight your knowledge of the area.
You’ll love the relaxed, welcoming neighborhood where you can truly feel like a local.
Planning a family getaway or a relaxing escape? (change comma to question mark) Viva Vieques is ready to welcome you! (change the period to an exclamation mark) Come experience the warmth, comfort, & local flavor of island living!
The space
King Bed with 62 inch TV with Netflix , and local cable. Master bedroom has a private bathroom with a 42 inch humidity free mirror 2 additional bedrooms with spacious bunk beds Full on the bottom and twin on top. Additional gues bathroom fully equipped with Shampoo , conditioner, and body wash eco friendly
Instead of "Master bedroom", I recommend using "Primary bedroom", or "Main bedroom" as they are more inclusive terms than "Master" which, for many people, carries negative undertones related to dominance and oppression. Primary and Main are neutral in tone, and can help create and support a more welcoming environment.
My understanding is that the term "en suite" is commonly understood to mean a bedroom with a private bathroom. You can combine Primary and en suite and so I would recommend saying:
➡️ The primary en suite bedroom has a king size bed and 62" TV. (I'm not sure the rest of those details are critical but you know what your guests are looking for and if Netflix, local cable and a humidity free mirror are make or break amenities, then I'd keep that text.)
For the other 2 bedrooms, I had to chuckle because, from my point of view, bunk beds are traditionally associated with children's rooms and are "space saving" -- the opposite of spacious. 😃 But I absolutely appreciate that the ones you have are truly spacious and a smart design choice for your smaller bedrooms. I would also include the proximity to the 2nd bathroom so your guests know how far it is from those bedrooms.
For example, depending on how those 2 bedrooms and bathroom are setup, you could revise the text to say:
➡️The 2 additional Jack and Jill bedrooms have comfortable, spacious Twin-over-Full bunk beds with privacy curtains and storage space.
OR
➡️Just a few feet from the 2nd bathrooms are 2 additional bedrooms that have comfortable, spacious Twin-over-Full bunk beds with privacy curtains and storage space.
Guest access
Entire Home, garage , back yard with Mango 🥭Tree and front porch with Hammock to relax and enjoy, you can park indoor in open air garage or outside
I would recommend revising this to say:
➡️You'll have access to the entire home including a breezy front porch with hammock, 2-car [or whatever size it is] garage and 2 [or however many you have] outside parking spaces, as well as a spacious back yard where you can pick and eat fresh Mangoes🥭from our Mango tree when they're in season.
Other things to note
There is garage access to park your golf cart, jeep or ATV. We also have a washer and dryer we provide the detergent so you can return with clean laundry if you please. We also have beach blankets on the wall in the garage and we provide beach towels. There is air-conditioning in each room and TV with basic cable, and fiber optical wifi in the home. Extra towels, blankets and sheets availble on request. On day of arrival guest will have water provided in the fridge. A small supply of Coffee, Tea and Decaf- sugar and creamers will be provided for guest.
The information you have here is already in the photos | amenities lists, so you don't need to repeat it and, more importantly, you're missing the opportunity to tell your guests about grocery stores or unique shopping that's close to the house, transportation information (do people need to know about gas statins or public transit?) and even a couple really nice places to go that are within walking distance from your house.
Photo Tour: From my point of view, it's very helpful for guests if you arrange your photos as a sort of tour through the house. With the caveat that I would use the most compelling photo as the cover photo, I would start at the front entrance and move through the house as you would walk through the house. This helps people understand the layout and size and helps them understand how far one room is from another.
For example, if I want a late night snack, where is the kitchen in relation to the living room or bedrooms? How close is the bathroom to the 2 additional bedrooms? Which room is closest to the garage?
Captions: Many of the captions have grammatical errors that are easy to fix. If you update your photos, I'd be happy to take another look at the captions and help correct those errors. That's easy stuff!
Duplicate Photos: You have a few duplicate photos that I don't think add anything to your listing. For example:
I would omit one each of the photos of the beach towels (2 pics each showing 2 different colors), and the closeups of the shampoo, conditioner and body wash in each bathroom. I understand that you want guests to know that you're providing those amenities but I think 1 photo is plenty. You could show the bottles as a close up one time (they are lovely bottles!) and then maybe just make sure they're visible in the other photo. Otherwise it may look like you just forgot to remove a duplicate photo.
I would omit the photos of the kitchen with the light off and bedroom mirror with the light off. In general, I think using photos with the light(s) on helps guests better understand what to expect. Unless of course you're showing a space that could or should be used at night with the lights off 😁
Photo Details: Here are some photos I would remove with explanations:
Kitchen: The photo of the pots and pans under the sink (I'm actually not really sure where they are). This photo is confusing to me and I'm not sure what that grey pipe is. I understand you may be trying to help guests find the cookware you've provided but it's not clear where it is. Whether this photo provides critical information for your guests, or it's just kitchen storage, I would omit it from your listing and put it in your house manual.
The kitchen utensils and the mosquito swatter. These don't really offer your guests critical information (and the mosquito swatter kind of worries me a little!). What I can't see, and wish I could, is the rest of the kitchen - is there a table or an island? Where does the kitchen lead to?
Bathrooms: For the en suite bathroom, I would omit the close up photos of the 2 sinks, the cropped photo of the toilet and 1 sink, and the overhead light (it IS a beautiful light, but it's not a feature worth that much attention because it's not one of the reasons guests choose to book your home). None of these photos really add any information that guests really need and don't give them a better feel for the layout and size of the space. I would include a photo of the entrance to the bathroom from the bedroom so guests know where it is, in proximity to the bed or the bedroom door.
For the other bathroom, I would omit the duplicate photo that has the edge of the bathroom pocket door. Instead I would include the entrance(s?) to the bathroom so guests know how to get there. Is it a Jack and Jill - accessible ONLY from the other 2 bedrooms or can you access that bathroom from a hall or another room?
Workspace: The one photo of the table seems to be the dining area. Is that correct or is the workspace some other space? If it is the same as the dining area, I would say that and dress the space for use as a workspace in that photo. If it's a different space, then, obviously, I'd replace that with the correct photo.
Additional Photos: The photo of the internet WIFI and the photo of the internet cables don't need to be included. If you have internet access, you don't need to prove that to your guests. If they need to access that device or the cables during their stay, you probably already have that information in your house manual and that's where they'd look for it.
Same goes for the THREE photos of the generator. I understand that you're trying to reassure your guests that if the power goes out during a storm, they will have backup power for some amount of time. From my point of view, those photos also stress the idea that power losses are a frequent occurrence and I'm not sure if I feel warned or reassured.
That said: If there's a power loss and guests are responsible for turning on / off the generator, then they must to be able to access and use that piece of equipment, and you can - and should - make it clear where it is and how to use it. But again, you may not need a photo to prove you have a generator.. If guests don't need to - or shouldn't - access that equipment (e.g., if the generator automatically kicks on if the power goes out), then I would not include those photos at all.
