Hi everyone 👋
I would love to get some critique on my listings so that I can keep up the momentum we recently saw in bookings.
One of the main questions would be how to arrange the photos and probably more important the listing name itself, I've heard these are the most relevant aspects.
I experienced some issues, where I chose my hero photo and when I check it the next day is a different one.
Here is our Studio, we have two of these: airbnb.com/h/junglestudiodosojos
And our Master Suite (the one that received more traction so far): airbnb.com/h/wildloftdosojos
I would love to get any tips and tricks you think i am missing out on. I've recently updated the photos and went through both listings, trying to copy the suite one to see if that would increase the occupancy of the studio.
We are mainly receiving families with kids on the suite and more couples on the studio. I would love to target birdwatchers 🦆 somehow as we are the ideal location and place for it. But anyone looking to rest in or explore nature should be a happy guest 🙂
Many thanks in advance 🙏

Suggestions
If advertising for 3 Guests rearrange your seating so 3 at table to eat not 2.
Wi-Fi is a delightful luxury for your type of listing. Highlight in your ad description a nice plus. When like in your case nature lovers and a group of 3 or 4 people. Your deck is outstanding but is there sitting areas for me an the kids to just enjoy comfortably.
Try an AI Free Tool to help write Ad Copy with information you tell it as highlights.
I think also because your property is beautiful and unique. You have a good position to generate General Internet Traffic. The Airbnb website attracts internet search engines. Internet Search Engines are computers that look for listings that match their users Keyword Searches. An AI tool can also help you identify what Keywords, like "unique bird watching lodging" or "Special Bird watching Family Rentals".
Create Guidebooks that maybe talk about a popular birds and sprinkle your Keywords in the Guidebook.
Computers read the captions of your photos again sprinkle.
All Search Engines rate an ad old vs new by date modified. Changing anything that requires you hit save updates that date so do regular updates.
Make sure you turn on Airbnb Professional Mode. Monitor the Insights Reports if changes are good or bad.
Hi Marie,
Thank you, will definitely consider adding the WIFI and also try to take some update photos with the table set for 3, as well as show casing the hammock and seating area at the deck 🙂
Noted on the ad copy tip as well!
I do have professional mode but I have not checked it as much as I should, will change that 🙂
Wow!! 😍😍😍
Your place is incredible. I want to stay there!! Your photos are crisp and professional. I like the use of actual people in the photos. I would suggest adding more photos. It’s hard to get a full grasp of the properties with the amount of photos you have. Include at least one photo for each room and area of the property.
I have a unique studio property. I get a lot of last minute one to two night stays. Keep your settings flexible with your studio. Allow one night stays, instant booking, etc.
You’re doing great. You will be very successful with your properties 😊
Thank you Justin! you are very welcome any time 🙂 i am sure you would enjoy your stay 😊
You are right, there are some spaces, where we are missing photos to give a better feel and look to the person checking out our listing, will try to get this done with my dad's help asap.
Instant booking is something i will try specially at specific times when my dad is there but since he lives 1.5-2 hours away we have this window of time to prepare everything. Regarding one night, we switched to 2 night minimum, for laundry, cleaning costs as we are short on staff and do not really make that big of a profit with those, also think you need at least 2 nights to enjoy the area around us and have a positive experience.
But thank you on the suggestions, might work if we raise the night price even if it is only 1 night stay.
Thank you again, hope to meet you soon here on the beautiful Mayan jungle!
Regarding the name, here below is a useful article for how to name your listings:
https://www.airbnb.ae/resources/hosting-homes/a/guidelines-for-writing-your-listing-title-533.
And also you can counseled an AI agent or chatbot, this will help also.
For the main photo, see similar popular units what he photos they are using, and you can also le the app select the photo for you automatically.
Regards,
Hi Ahmed,
Thank you very much on your advice on the listing and the main photo.
It seems that at the moment airbnb is choosing the hero photo regardless of the one i select. I guess they know better 🙂 maybe I have too few reviews to select it myself and it changes.
Thanks again,
Mauricio
@Julian-Mauricio0 You have an amazing place! As amazing as it is, not all guests will be your guests due to the uniqueness of the property.
I agree you should be talking to the guest that this would be a good fit for. I saw one review where the guest complained about no AC, massive eye roll lol.
I would change your headline to something along the lines of
Rustic Off Grid Bird Watchers Haven Cenote 300 Ft
Your pics and decor are amazing and certainly depict exactly what is offered.
I would use ChatGPT to craft you a description that talks to nature lovers, adventurists as well as bird watchers.
I have a place in Playa del Carmen and my property overlooks a mangrove on one side. I sit out in the morning with my coffee and just watch and listen to the birds. It's so therapeutic.. If I have to work and can't be on the balcony I open the door so that I can hear the birds. One morning a love dove flew inside the unit. 🕊
One last tip, you have great reviews and should always respond to your guests. This shows that you are engaged and grateful for their stay and a great time to invite them back again.
Hi Karen,
Thank you very much for your detailed advice on the listing name, I think that is something I definitely need to master to make it work on airbnb long term. Will test it with one of my listings and see how it performs 🙂
noted on the description, i have recently changed it checking out competitors but will doble check if there is room for improvement.
If you want a bit more therapy we would love to have you come and stay or just visit the property, I am sure you would find it very relaxing and can spot many beautiful birds from the terraces, deck or even the window from your room if you are lucky!
Thanks again for everything, re the reviews. Yes, I reply to all of them and always try to have them leave a review because I know how important that is.
Saludos!
Mauricio
Dear @Julian-Mauricio0
I feel honored to be part of this conversation and truly appreciate the effort you've put into refining your listings! I’d love to share a few insights that might help you.
For your photo arrangement, leading with the most visually striking and inviting image is key. If your hero photo keeps changing, it might be due to Airbnb's algorithm adjusting based on user interactions. You can try renaming the hero image file and re-uploading it to see if that helps maintain consistency
Regarding your listing name, a well-optimized, SEO-friendly title can make a big difference in attracting the right audience. You can use AI tools like ChatGPT, Copilot, or Google Keyword Planner to generate a listing name that includes the most relevant keywords while keeping it engaging. A more descriptive title emphasizing your space’s unique appeal could help bring in more bookings!
For your birdwatching focus, since you've already done a great job adding relevant photos and descriptions, the next step is amplifying it:
Use Social Media to showcase guest experience and highlight the incredible bird species they can spot at your place.
It’s amazing to see your commitment to improving and growing your listings, you’re already doing such a great job! Wishing you continued success.
Regards
Iffat
Hi Iffat,
Thank you very much for your reply and advice to keep growing and improving my listing.
I think you did a great job giving me tools and also help me understand how to grow my birdwatching target audience, I feel like they are the ones that make the most out of the location and the place itself so it is always a really positive experience I get from communicating and interacting with them, helping them to spot the species they want and so on. We always learn something from each other.
Like I said, I do apologize for the delay as i was on vacation the past two weeks, now that i am back will apply all of the advice that was given by you and other experience hosts. Wish you a lot of bookings and happy guests for yourself 🙂 And if you are ever nearby, please come say hi!
Kind regards,
Mau
Luv your place!
Let your photos tell the story of the listing...
I would make this your cover photo - perhaps crop a bit
Then you want color contrast between the nex 4 photos that show when a guest clicks into the listing:
Photo 2
Photo 3 - shows size of main house and verandahs
Photo 4 - Color contrast and emphasizes birder paradise
Photo 5
Shows entire view of property - I would crop upper part a bit
