@Richard2851 Beautiful listings, both at the property, and the way you’ve curated your listing, the photos, the wealth of info, the guides etc etc
To be quite honest, the only thing I could see is the review that complains about check in, and the impact that rating has on that listing. It’ll take a few positives to rebalance that, and unfortunately it was the guests experience. You can attempt to have it removed due to retaliation reviews.. it sounds like it was a retaliation markdown due to their own negligence in taking care of it ahead of time.
Other than that, I don’t see anything that stands out. If I were you, I’d give some bargain Tuesday night prices to bump your reviews back up.
the only other thing I saw .. on two of your photos there are words. One is of board games so there are words on that. The other is your “welcome to … “ sign. It’s possible airbnb is shadowing the listing as it detects words in pictures as possible attempts to transfer contact info for direct bookings .. something airbnb is focused on preventing. I’ve seen QR codes and websites on photos so I’m not sure how effective their systems are yet .. but I wouldn’t be surprised if those things will soon be flagged by ai detection

Hmmmm...I would say try changing the title of the one that is not renting well:
"Brand NEW! Near DT & UT! 5 ways to make coffee!"
Guests not familiar with the area might not have any idea what "DT & UT" is (I'm guessing UT is University of Texas & DT is Downtown?) 🤔 . 5 ways to make coffee is nice, but wouldn't necessarily get me to click the listing 😊😊. I would try something different like:
"Brand NEW in the Heart of Austin | Walk to restaurants/shopping!"
This tells me right away I can walk to Austin shopping/restuarants/bars and the unit is new. I might click just to see what it's all about. 😊

@Richard2851 when viewed on the map I suspect one listing is hiding the other listing so it is not getting clicked on. We have 3 apartments in the same place and if people search for 2 people then all 3 apartments sometimes show up on top of each other. Its a real pain as the 6 person listing might be on top with its higher price than the 2 person listing.
Secondly success breeds success in the Airbnb search engine so if a listing gets more bookings it will appear higher in the search results hence it will get even more bookings.
That is a good point @Mike-And-Jane0! Never would have thought of that problem! Don't have properties in the same place like apartments would be.
I know Airbnb allows you to move the Location Map Pin slightly on the listing. Would it be possible to to move the Location Map Pin very slightly on two of the listings, so the search results Map Area "bubbles" aren't stack on top of each other? 🤔

I wouldn't book either upon reading the review where it says you force people to provide credit card details on check in if they want access to the property they booked.
When this is not disclosed on your listing @Richard2851
