Hey Tony,

Welcome to the Airbnb hosting journey, exciting times ahead! I'd start here first as a new host......

1. Do Market Research

Before listing, it’s important to understand demand, pricing, and what similar listings offer:

  • AirBnb – Analyse Airbnb data for your city:  pricing trends, and competitor listings.

  • PriceLabs or Wheelhouse – Dynamic pricing tools that use AI to recommend nightly rates.

  • ChatGPT – You can ask specific questions about your market, target guests, or how to improve your listing.

2. Designing Your Space (Interior/Layout)

Use AI design tools to help visualise and plan your apartment layout and aesthetics:

  • Planner 5D or RoomGPT – Create 3D layouts and visualize room designs.

  • Homestyler – Upload photos of your space and experiment with furniture and decor ideas.

  • Interior AI – Generate styled versions of your space instantly by uploading a photo.

3. Finding a Photographer

High-quality photos can make or break your listing! Use these platforms to find professionals:

  • Airbnb’s Photographer Program (if available in your area)  Offers vetted pros who know what works on Airbnb.

  • Snappr or Upwork – Hire a local real estate photographer or use AI to touch up and optimize your photos after the shoot.

  • Remini or Let's Enhance – AI tools that improve image quality and lighting if you're using your own photos.

Don’t forget to think about your target audience (digital nomads, families, couples?), your USP (unique selling point), and your guest experience flow from check-in to checkout.

Feel free to ask more questions as you go, wishing you all the best as you get started!

Warm regards,

Hi @Tony2167  😊

Thank you for asking for this here

What kind of input would you like to receive?
Do you need help understanding some administrative tasks, or are you looking for tips on how to present your property?

I’m tagging a few hosts in case they have any advice for you: @Chippy3@Bryon48@Carrie643@Polly164 and @Zachary289.

Thank you in advance, everyone!

Hi @Tony2167

Here are practical suggestions for new hosts.

1. Prepare Your Space Thoughtfully

  • Clean & Declutter: Spotless spaces earn better reviews.
  • Essential Amenities: Stock basics like toilet paper, soap, towels, linens, and kitchenware.
  • Wi-Fi is a must: Include the speed and login details in your listing.
  • Safety: Install smoke/CO detectors and provide emergency contacts.

2. Create a Compelling Listing

  • High-quality Photos: Use natural lighting, tidy up, and show every room (including the bathroom and entryway).
  • Descriptive Title & Summary: Highlight unique features like “Cozy balcony with skyline views” or “5 mins from downtown.”
  • Detailed Description: Clarify layout, amenities, and any quirks. Transparency builds trust.
  • Accurate Location Tagging: Ensure the pin matches your actual location.

3. Pricing Strategy

  • Start Competitive: Offer a slight discount for the first 3–5 bookings to attract reviews.
  • Suggest to opt to 20% discount promo for first 3 guests, this will help to boost your listing to get reviews right away.

4. Set Clear House Rules

  • Specify: Check-in/out times &  quiet hour

4. Guest Communication is Everything

  • Respond quickly (within an hour if possible).
  • Be polite, informative, and personal.
  • Offer local tips or help when needed.
