  • Safety: Install smoke/CO detectors and provide emergency contacts.

2. Create a Compelling Listing

 

  • High-quality Photos: Use natural lighting, tidy up, and show every room (including the bathroom and entryway).
  • Descriptive Title & Summary: Highlight unique features like “Cozy balcony with skyline views” or “5 mins from downtown.”
  • Detailed Description: Clarify layout, amenities, and any quirks. Transparency builds trust.
  • Accurate Location Tagging: Ensure the pin matches your actual location.

3. Pricing Strategy

 

  • Start Competitive: Offer a slight discount for the first 3–5 bookings to attract reviews.
  • Suggest to opt to 20% discount promo for first 3 guests, this will help to boost your listing to get reviews right away.

4. Set Clear House Rules
