Go to the photo tour and arrange the photos into the correct rooms, making sure the folder for each bathroom has the correct photos,. Delete the extra folders. The description changes according to the photo folders.

You can manually remove the other bathrooms.  

 

√ Go to your Listing. 

√ Tap on the Listing Tab

√ Open the Photo Tour

√ Tap on the extra Bathrooms

√ Use the Delete Room or Space button to remove

I am also having issues with this. We have 7 half baths and 2 separate shower/bath rooms with dressing areas (no toilet).

 

This is quite common in Japan, and no matter how I organize the rooms in the photo tour, it shows a strange number of bathrooms. 

 

Also, what category should a ski equipment Dry Room go under? It's a key feature of the house.

Your property doesn't fit very well into Airbnb's photo tour setup I fear. 

 

Ski Equipment/Dry Room

Airbnb has not created a "room" for this, so you'll have to put your photos of this in the Additional Photos room and use the captions/descriptions to explain the amenities available.

 

Half Bath

Airbnb usually considers a half bath as a sink & toilet (no bathtub or shower)

 

Full Bath

Airbnb usually considers a full bath to include a sink, toilet, tub or shower, or shower/tub combo

 

Suggestions

 

- You say you have 7 half baths, but there are only 6 on the listing?

 

- You'll have to decide if you want to consider the shower rooms as "full bathrooms" or not. Technically they aren't full bathrooms. Although this is common in Japan, travelers from other parts of the world might have an issue with you calling a room with a shower/dressing area only and no toilet or sink a "full bathroom".

 

- I would just err on the side of caution and list 9 half baths. Be sure to put caption/descriptions on all your bathroom photos to explain what each one contains. There is also an amenities list for bathrooms you can also add amenities for each bathroom. Some of your photos only show a sink but not toilet? I would take at least two photos of each bathroom to clearly show both the sink and toilet in the half baths that have that and add that to the captions. Both the shower rooms look the same? Suggest you explain in the captions:

 

"Shower room 1 has shower and dressing area (no toilet or sink)

"Shower room 2 has a shower and dressing area (no toilet or sink)

 

Thanks so much for your help, Joan! Yes, Japan's typical setup does not fit so well into Airbnb's photo room tour, it seems.

 

I wish there was more functionality and personalization available! 

 

I'll try your suggestions and will hope for more customization in the future.

I'm thinking the system just can't handle that many half bathrooms. Most homes in the USA would have one only one half bathroom. I dont think the Airbnb programmers considered your type of property, or that a home could have more than one half bath. If you see properties with half baths it is displayed with a decimal point:

Suggestions

You might have to contact Airbnb and see if they have any suggestions. They may be able to manually change the number of half baths as I don't think the programming can handle more than one half bath as indicated by how they display half baths with a decimal point. 😉

 

Try Making ALL Bathrooms Full Baths

In the mean time, I would try making all the bathrooms full bathrooms instead and see what happens (delete the half bath rooms) and make it clear in each photo caption that the half bathrooms have a sink and toilet - no tub or shower (two shower areas available and where they are located inside the listing). You may have to leave them that way if Airbnb can't fix the issue with the half baths. 

 

Add Bathroom Info To "The Space" section

Be sure to add to your "The Space" section in your description and clearly outline all the information guests need to know about each bathroom and what fixtures are in each. Then ensure your photo captions clearly state what is in each bathroom (and what isn't). 

 

Guest Communication

Since guests outside of Japan might not be used to how your bathrooms are setup, I would be sure to mention that somewhere in your initial communication with guests, as despite all your efforts to disclose in on the listing and in photo captions....many guests don't read the listing.

 

Let us know how it goes....I'm curious myself if this an Airbnb programming issue in that it possibly can't handle more than one half bath? 😊

 

 

I went with a slightly modified version of your suggestion - 

 

6 half baths 

1 full bath, and in the description I mention that it has two large shower-bath rooms with separate dressing rooms, a sink, and a toilet.

 

I'll add pictures to clarify, but this is an accurate description of the bathing suite area. 

 

I also went into each bedroom and added the "private bathroom" option under privacy (x 6).

 

However, Airbnb is still showing 6 bedrooms and 4 baths, which of course is not accurate. It should show 7 baths based on the room tour... 

 

Any thoughts? I appreciate your support!

I had already tried to remove them via the photo tour but there weren't any bathrooms listed anywhere in the photo tour. Only 4 bedrooms and "additional Photos".

 

I had to add a bathroom to the photo tour and it automatically updated the listing from 4 bathrooms to 1 bathroom. Then I deleted the bathroom and added 2 more. This updated the listing to read 2 bathrooms. One of my other listing had a similar issue with the number of bedrooms not appearing correctly.

 

The airbnb support person that helped me fix this over the phone advised that it was an error on airbnb's part as our settings definitely did not list 4 bathrooms. Some sort of glitch in their system. But the guest is now asking for a partial refund for an incorrect listing and airbnb is refusing to cover the cost.

 

This "photo tour" way of adjusting settings seems very glitchy and I have read reports of other hosts having similar problems, where their listing details change without consent or notification. Hosts should at least be notified via email any time a change is made to their listing description.

 

Very disappointing!! Considering removing our listing from airbnb anyway as most of our bookings are made on other platforms anyway.

In order for the bedrooms and bathrooms to appear correctly on the listing, you need to at least create bedrooms and bathroms "rooms" with photos in the photo tour. In the Bedrooms rooms add what size bed. If you have more than one photo in the bedrooms the first photo will be the one that appears in the "Where You'll Sleep" section on the listing. 

 

To Delete Photo Tour 

If you don't want to use the photo tour, you'll still need to have the bedrooms and bathrooms rooms: 

 

The photo tour only works if there are photos in every room.

  1. Move all your photos to the Additional Photos room except for bedrooms and bathrooms. You need your photos in those rooms to populate the number of bedrooms/beds and bathrooms in the subtitle and the Where You'll Sleep section.

 

  1. Delete all the empty rooms except for one (leave one room with no photos)

 

  1. When you click "All Photos" they will appear in a grid. Click and drag your photos in the order you want them to appear in the grid.

 

  1. You will still see the words "Photo Tour" on the left side of the Listing Editor, but the photos are no longer arranged in a "Tour" in guest view. Photos added will appear at the bottom of the photo grid. You can move them around after that as needed and place them where you want.

Change Order of Photos in Rooms

You can also change the order of the photos in any room by clicking and dragging it. Sometimes you have several photos of the bedroom, but you want a particular photo (your best photo) to appear in the "Where You'll Sleep" Section. Just move your best photo to the number 1 spot in the

bedroom room.

 

- Click All Photos

- Then click Manage Photos top right

- Click the Room you want to change the order of photos

- Drag and drop the photos in that room the way you want

Add Captions/Descriptions to Photos

Be sure to add captions to ALL your photos. Otherwise, guests have trouble understanding what they are seeing. Highlight amenities in the room guests can enjoy in the captions.

 

Airbnb Photo "Tasks"

Airbnb has started adding "Tasks" to try and get you to add photos to your empty room and use the photo tour again. Just ignore that. If you want to add photos in the future, they may force you to use the photo tour again. Simply repeat the steps to delete the tour.
