M two cents,

 

no dining table to at.

to me a luxury villa amazing trying to encourage more people 6 when two beds 4 people just gives me a bad taste,  Luxury is not people sleeping on my bedroom floor.

If unsecure pool area do mot encourage children.  In my state we have so many drownings in their own pools  accidents happen

I would lower the number of guests but not price the property is beautiful

Rewrite the description using like ChatGPT..  Giver it your current description and some key luxury details

First off, I think your listing is wonderful! The architecture is beautiful and modern, and the space feels clean and inviting. You've done a great job so far.

Several of the other hosts have offered fantastic photography advice, and I agree—working with a professional photographer can make a significant difference in how your property is presented on Airbnb. A pro will help eliminate redundancy in your photos and ensure consistent lighting throughout. Right now, there’s a mix of warm and cool lighting, which can feel a little inconsistent.

If you can, I’d also suggest styling your photos a bit more. For example, if you include a basket of fruit, make sure it’s perfectly arranged—beautiful but not overly staged. Small touches like this can elevate the space. And if you or a friend have a good eye for design, consider adjusting the pillow arrangements on the sofas.

One thing I noticed: Airbnb tends to favor photos without lamps or overhead lighting, as they can be distracting. I’d recommend turning off the lights in your photos so the focus stays on your stylish furniture and the inviting atmosphere. Also, a few photos are slightly crooked, so straightening them could help too.

Have you looked into Airbnb’s free or discounted professional photography service? It’s worth considering since they shoot in the platform’s preferred style and could really enhance your listing.

Lastly, I’d recommend tweaking the copy in your first paragraph to focus more on the area and the private pool—those are big selling points! You don’t need to show so many open kitchen cabinets; instead, highlight that the kitchen is fully equipped with everything guests might need.

If possible, consider having a friend help with styling—maybe add a blanket on the sofa or a simple decorative touch to make the space feel extra inviting. Nothing too over-the-top, but something to create that cozy getaway vibe.

@Preyashi0  You seemed to have only one dissatisfied guest who complained of bed bugs. I doubt he was accurate based on the other reviews. So, good job considering!

 

In the meantime, your easy fixes would be your photos, which are not the best tbh.

 

- For one, get a photographer. They'll see things you don't.

 

- The wires above the kitchen cabinets are very distracting and messy.

 

- You have a TON of living room photos with the TV in the shot, I think I counted 8. It's way too many. I would get rid of EVERY one that does not have natural light streaming in. Those with the natural light are beautiful. 

 

- There's a pen with the fruit which looks weird. I'd get rid of the pen and the fruit since the fruit looks....not amazing.

 

- Maybe get an organizer to come in (or a good friend) who knows how to organize kitchen plates and pots. Yours look a little sloppy. 

 

- Close the bedroom closet door.

I hope I can help. Your place looks amazing, well done. I agree that there is too many photos sorry. Also I would use photo number 63 or 64 as the cover photo. I would remove all the kitchen equipment photos and just mention them in your listing and amenities section. The photos I think are the best ones is number 2, 5, 8, 13, 18, 20, 23,

I completely agree, and I think that’s fantastic advice. For a luxury space, it’s important to match the guest count to the number of beds you have, and ensure consistency across other amenities—like towel count, dining room chairs, etc. A smaller guest count often leads to a higher quality of guest as well. Larger groups can sometimes create issues, not only for the host but also for the neighborhood.

My advise will be take good photos of your premises, most guests  particularly pay attention to the bed and bathroom, make sure you have great photos of these and list all amenities that you offer.
