How can I improve my occupancy rate?

Top Answer

I have to agree with the others. First, you limit to 4 guests. Anyone with a bigger party will pass you by. Then more pictures. The bedrooms look great, but what else does the listing offer? May also want to review your ammenities. When guests are looking for something specific, every little thing counts.
Last, get the word out! Use your booking link and share on social media, etc.  Focus on why your listing is more desirable than others.  Use the AirBNB discounting and promos to get some traction.
Hope that helps!!

Your listing offers 4 bedrooms, with 4 double beds.

But your max. amount of guests is set to 4   (?)

It seems to me you want to offer a room (what your listing also says)

So you need to create a listing for each room !

Hi Sheryar,

The first task that may improve your occupancy is the use of professional photography. You dont need a bunch of photos just photos that will grab someone's attention when searching. The first 2 photos are stunning but that is all I see, so if I am searching I will move on because I have no idea how the rest of the place looks.

My suggestion would be similar to the other two.  If it were my listing I would list it able to sleep 8 people since 2 can comfortably sleep in a full size bed.  The bedroom pictures are fantastic but the bathroom pics need some work.  Also I noticed that your amenities say you do not have hot water.

Good Luck and have fun with it!

Your listing title needs to be more engaging.....think what people search in your area ... The word residence is not great.  No idea what SM is ?

Agree on # of guests change to at  8.

Better photos would help too!

Good luck

I agree with the others.  Your place looks super nice, but what about the area?  The building it is in and the area around?  What can I do for fun?  What does the area offer?  I personally want to see what would make this holiday enjoyable!

予約が埋まるには、速くても2~3週間はかかります。最近、Airbnbに自分の物件を掲載したのなら、もう少し待たないと分からないのでは!

It takes at least two to three weeks, at the earliest, before bookings start coming in. If you've only recently listed your property on Airbnb, you might need to wait a little longer before you can tell!
