How difficult is my listing to find?

Hello. It has been nearly 12 months since I have been hosting and the results have been underwhelming. We did start at the worst possible time when there is a cost of living crisis however I am concerned there are other factors affecting bookings so your feedback would be appreciated.
I have been reading mixed opinions about the impact of declining a reservation request and am concerned about how much of an impact this has had. I have declined 5 bookings in the last year, 4 of which were against my house rules. (number of people/under 2s). Although I have been upfront in my response I fear 'the bot' has penalised me for this.

So my question to the community when searching for accommodation in Berry NSW, for 6 people how far down the line am I?
My stats are indicating that I should become a superhost in the new year (if that makes any difference).

You came up on the first page for me but about $100 per night more than others.  A cow picture might not be justifying that price difference

Thankyou for your response. I have 2 listings. its the same house but I can lock of sections.

The larger version is 8 person 2 bathroom (which is the one I am concentrating on mainly)

The smaller is 4 person 1 bathroom.

When comparing similar properties in these categories in my local vicinity, around the same dates I am very competitively priced, often lower so I'm not sure who I am $100 per night more? (unless its over Christmas where I am not going to tank my price). Good to know that I came up on the first page. Thankyou

I just did 6 adults your area I think December dates.  You were on the first page but last row.  First row was more $200 per night and there cover photos were nice living rooms deck views.  I don't know your areas pricing, I am just saying how it appeared when I did the search.

You might consider lowering your 3night & 4night minimums to 2nights and 3nights; especially during the week. You'll appear in more guest searches that way and be more visible.

Hi Joan, its currently peak Christmas / summer holiday season so if I don't get more bookings by the end of the week I will reduce my days. There is definitely a trend of booking closer to date. Thanks for your feedback it is appreciated.
