I always strive to adjust my prices according to demand, but I make sure that the price-quality ratio remains high so that guests continue to rate their experience highly. Balancing demand with quality is key to maintaining satisfaction and positive reviews.

Hi Dina and Ema, I do not adjust my price at any time, year round. I have found over the years adjusting your price simply leads to.....pricing issues.
There are a few observations here.
1/......Guests like to know where they stand, we get a number of return guests, they like the stability of our listing and don't want to see a different price every time they check the listing. With stability comes confidence for the guest.
2/......We see many posts here from hosts saying that the algorithm is not displaying their listing price correctly.....and most of them will report the displayed price is less than what it should be.
3/......It is counter productive in terms of effort to charge a higher price at some points in the year to simply give it back at others.
I have a full booking calendar there is no need for me to chase special pricing, it just makes more work I don't need.
Same with discounts......I do not offer up-front discounts! Discounts are open to abuse....
1/......It encourages bargain hunters, and they never make good guests. Whatever you charge it will never be cheap enough or represent good enough value to a bargain hunter.
2/.....A guest books a 14 night stay for a 20% discount, cancels after 5 nights and gets refunded at the nightly rate they paid, and the host gets stiffed into providing a 5 night stay at a 14 night discount!
I do offer discounts but, I offer in the form of a refund at the end of the stay when I can assess what discount might be appropriate.
The positive part about doing this, guests don't remember you gave them a discount when they booked, but they are thrilled when you offer them some money back at the end of the stay and they will reward you in the review process.
I have found the best pricing strategy is to keep it simple, if it ain't broke, don't fix it!
