How to list number of bedrooms

Hello! I have just listed my home on Airbnb to rent out while I am away. It is a 3 bedroom home, but we have converted the 2nd and 3rd bedrooms into an office and gym, respectively. Is it misleading to list as 3 bedrooms, 1 bed? In total we can sleep 2 people in the main bedroom, and 2 people in the common areas. We have detailed descriptions of each room in our listing, but would like to hear your thoughts!

What a beautiful home you have! 

 

Regarding your question about the number of bedrooms in your home...  

 

Personally, if there is only one 1 bed, and one place for people to sleep,  I would only list your home as a 1 bedroom property. 

 

While there are technically 3 bedrooms in your home, you have converted two of them and I assume there aren't beds in the office or gym. 

 

What you don't want is to have someone book the home, thinking there are other bedrooms and they arrive and there is only 1 bed, and one bedroom.     

 

With that said, I would be super clear that the home is a 1 bedroom property, with a separate office and gym.

Hi! Yes thank you @John7474 for the great advice! I have updated the listing to reflect one bedroom, and have been as descriptive as possible when describing rooms and sleeping arrangements. 

 

I have also been messaging guests requesting to book with more than two people, confirming that they are satisfied with the sleeping arrangements. If there's anything else you can think of, let me know!
