How to sell rooms on airbnb

I have added my property in airbnb but I am not getting any bookings from the platform. Can you just guide how to improve and sell rooms over the platform

Here are a few things you can do:

  1. Check Your Calendar – Make sure your dates are unblocked and available. Sometimes we miss that part.

  2. Competitive Pricing – In the start, try setting a slightly lower price than nearby listings to attract your first guests. Once you have some reviews, you can gradually increase it.

  3. Good Photos Matter – High-quality, well-lit photos of a clean, cozy space make a big difference. Try uploading at least 15–20 pictures, covering all key areas.

  4. Use a Catchy Title and Description – Highlight what makes your space unique, like location, amenities, or peaceful vibes. Mention nearby attractions too.

  5. Turn On Instant Book – Guests love quick and easy booking options. It boosts visibility in search results.

  6. First Booking Discount – Airbnb offers a “New Listing Promotion” where your listing gets a temporary boost + discount for your first few guests.

  7. Stay Responsive – Respond quickly to messages. Airbnb ranks active hosts higher in searches.

  8. Ask for Feedback – Once you start getting guests, kindly request honest reviews. Positive reviews really boost trust and bookings.

You are renting a bedroom in a house that is shared, identify who is your market?  Renting a bedroom in a shared house the customer is coming to your area for a work or play reason and looking on Airbnb instead of a hotel room.  Know the why price or kitchen access or laundry access or travelling with a pet.  Usually you can identify and the platform gives you 5 pages to speak to how you are the best find.

Then turn on the Airbnb New Listing Discount.  It does really help.
