your cover photo is very beautiful.
Photos 17 and 18 are a distraction, they don’t make sense. — could you take a better photo of the bathtub?
also it is unclear what the three bedrooms are.
the backyard photo is drab, and unless a photo actually adds something beautiful, then it is a distraction.
I think it was great that you added that diagram of the house, I have never seen that on a listing before and I think it is very useful.
I don’t know if you mentioned what kind of mattresses you have, but guests are paying mainly to sleep, lol so they like to know about the quality of the mattress, pillows, and linens. I always supply cotton linens and scent free laundry soap,. as well as healthy, shampoos and conditioners, etc.
Because you want to appeal to people who have allergies. people, appreciate that niche attention.
providing organic and local amenities also is a nice touch
One of the things I stated in my description is that I take care of guest requests immediately.
that assures anyone who books that you will be a responsive host to any unusual situations that might come up .
for me that has been the key to hosting. Is that guests are invited to let you know anything that is an issue, in order to benefit future guests as well. This is a way to convert complaints into a benefit to yourself and the guest.
Sorry to come back again...maybe I would like to talk about the policy of pricing...I suggest to put "smart pricing" and to understand the market around you...to put the days vailable begining....the cancellation policy...to control the prices around and not to compete 😉 with high prices... but to put lower prices to attract people...also I would suggest to put more information about the location and to do a guide of what offers the area you live in...the bars...restaurants...places of amusement...or nature if there is a lake or other natural attraction...
It's an honor to provide my opinion. The place looks fantastic, sparkling clean, bright and airy, spacey, cozy bedrooms , this goes for all areas.
You definitely need to open the calendar and make it available for the whole year if not more.
Also, I think something needs to be done with the back yard. Maybe it needs some green as the front yard! That'll make everything absolutely complete!

Looks great! The front of the home definitely caught my eye. For your top 5 photos, I would mix it up to show multiple areas of the home vs. 4 bedroom pics. You can reference my listing as an example: http://airbnb.com/h/twhbungalow
I would also pay attention to what people are saying in reviews and highlight that in your photos and description. For instance, I've seen multiple references to "easy walking distance to Bidwell Park" and "the surrounding area is beautiful for walking". I would show a pic of the area or the park in your top 5 since guests seem to like that.
As others have said, backyard needs some TLC but that can be worked on over time as you generate income. I would also add some wall art.

Your front exterior is adorable but I didn't expect like your huge living room. You are selling a Guest your spacious comfortable rental for six adults. The interior pictures reflect that more than the quaint exterior pictures.
You seem to have already being a pet winner. To aide keeping pet hair from driving you nuts lol. Provide dog beds, I just buy from Costco. This years treasure , Amazon sells a neat couch cover, elastic attachment and I just throw in the wash. My living room has 2 couches I bought for 1 and haven't had a problem with the dogs following the limit.
One review mentioned a graduation and the map of your area looks inviting. Use your Guidebooks and your listing ad to tie your rental to close for football games, this sites seeing highlight is close.
For the pricing what I use sometimes is on your Airbnb Insights for your listing It has a report where you can compare your nightly price to similar listings. That gives you a heads up to review competition prices if you look to low or to high,
