I am new to Airbnb so I’m looking for feedback.

I bought a new house in Houston TX but two weeks later I got a promotion that requires me to be in Miami three weeks out of the month so I decided to post the new house on the Airbnb. Hey @Michael9647 , It is a really beautiful property and you took some good photos, but your listing definitely needs work you should get it optimized as soon as possible (title, description, hero photos, captions, guidebook etc)  the Airbnb boost it gives to new listings is a golden chance you should not miss as it only goes for a couple months then it's completely up to the listing itself so you should cement a strong place

@Steven1869 This may be a silly question, but what do you mean by hero photos?

@Michael9647  "Hero" photos are the first 5 photos that a guest will see. They obviously need to be the best photos that showcase the best features of your property. 

 

Things you can do to improve your listing: 

Use the captions feature with the photos. The AirBnB AI gives you the impression that they are captioned if you click on "show all photos", but they're not. The AI has just gleaned some general info and placed it where it thinks it belongs. Sometimes it's right, and sometimes it's wrong. 

 

You can individually caption photos. This allows you to provide extra information for each room or space, i.e. "second bedroom with double bed, TV, and en suite bathroom." Remember, guests don't know your home like you do, and the captions help them understand the space and flow of your home. For example, in the kitchen photos you can outline any special appliances you have, "Keurig coffee maker with pods supplied", etc. 

 

I'd say that a couple of the bedrooms need a splash of color, like art on the walls and an area rug. The white walls make the room look really bare. Even some curtains would help, although I see you have blinds. 

 

Last, you have an extensive list of rules under Additional Rules in the House Rules section. AirBnB should display those more prominently, but they don't. You've asked for guests to acknowledge them, but I guarantee that most will miss them altogether, and that's why it's a really good idea to include the important ones in the About This Space section, that you may have missed altogether. The initial section allows for a limited number of characters, but you can expand the About This Space section greatly. 

 

At the top of my description, I say point blank:  * Please read all the way to the bottom. There's important information down there, including some information I would like you to include in your request to book.

 

Like you, I want guests to acknowledge reading the entire description and property details. Even with this at the top, most miss it and I usually have to ask, although I now mention it in my automated booking message, and they will usually confirm after they get that. It saves a lot of back and forth, although I'm usually muttering under my breath that people don't read. It will save you a lot of aggravation by having your rules more prominently displayed. (although you don't want to come across as a control freak- it's a fine balance)

 

Last, to tag someone in the Community Center when you're responding, use the @ symbol and their name will come up.
