I'm new to Airbnb. How can I improve my listing and increase my bookings?

Hi everyone, I'm new to Airbnb. I received my first four bookings thanks to the initial special offer, but I haven't received any bookings for weeks now. What do you suggest? How could I improve my listing to make it more appealing?

For me. photos should give a potential guest, the ability to see this is how I will use this space for a week vacation.

The Airbnb folders really help understand what room is what.

You  need to almost be the person's eyes.  Here is the living room great space for 3 to relax after your fun filled busy day.

Here is the kitchen perfect easy layout for 3 to make coffee and plan the day.

Here are the bedrooms, comfy beds and clothes storage.  Nobody wants to live out of a suitcase for a week.

Here is the wonderful bathroom with great place to take a shower.

Here are the pluses, not on the average home in other countries, a beautiful patio area to enjoy gardens with morning coffee or evening stars with a glass of wine.

Now 3 makes sense. Haha  Don't make a big deal but I would put the information in your House Rules.  This explains to us all and also warns guests don't try and sneak the fourth guest in a law not a Host preference.

An idea . maybe change your pricing..  A set price for 2 guests and an add on if a 3rd guest is added.  People do travel in groups of 3 but 2 or 4 people are more common.  You might be a little higher priced than other apartments just for couples and with no reviews yet you are a little disadvantaged right now.

The other thing I recommend is Airbnb Guidebooks, remember potential guests are visiting your location, many from other countries, when we shop we love information, what to do, where to shop and where to eat. lol

The other plus of guidebooks is general search engines read Airbnb listings when somebody searches accomodations for 2 near such and such.  Use an AI tool and you have a great guidebook that will hit those search terms .

Hi Federico, congrats on getting your first bookings. That is a big milestone.

 

It is very common for new listings to slow down after the initial boost. Often a few small tweaks to pricing, photos, or response timing can make a big difference.

A few ways to boost your listing: make sure your photos are bright, high-quality, and showcase unique features; write a clear, friendly, and detailed description highlighting what makes your space special; and keep your pricing competitive while considering small discounts for longer stays or weekdays.

Suggestions

2 bedrooms with 2 queen beds guest max is usually 4 yours is 3?

If a full unit a shared kitchen is contradictory.

In your amenities, double check I noticed stove is missing.

Put your pictures in the Airbnb room folders, makes a lot easier to understand.

Make sure you have pictures of your big pluses patio, gardens.  Remember a guest only sees photos not physically to decide.

Turn on Airbnb New Listing Discount, really helps get you started.

You mention breakfast coupons someplace special add some pictures.  That is cool.

@Federico1395 I am a bit confused.  If you have had 4 bookings, how come no reviews?  That would be odd.  Is it just my computer?

Hi @Marie8425, thank you for these suggestions. Yes I have two queen bed but in one bedroom I can’t host two people for the size of the room. In Italy we have straight laws about it. 
I will check for the other tips, thank you. 
I had 4 reservation but they will arrive after Christmas. What do you think about the photos?

In case you aren't too familar with using the AI tools yet.

Don't go in with too much preconcieved ideas.  You can start by asking the AI tool I have a vacation rental in this town, analyze for me what are key search terms on the internet for my accomodations.  AI will research for you what highlights people are searching for from that identify the searches you want to target and build a Guidedbook.
