You already have a great starting point, central location and a 2-bedroom apartment are strong advantages in Thessaloniki.
A few practical suggestions based on what usually works well:
Title & Description
Try to lead with what makes your place special rather than just the location. If the balcony view or proximity to Galerius Arch is a highlight, bring that forward in the title. In the description, keep it clear and guest-focused: what they’ll enjoy, not just what’s included.
Photos & Presentation
Photos make a huge difference. Bright, well-lit shots taken during the day usually perform best. If possible, show the balcony view clearly and include a couple of lifestyle shots (coffee on the balcony, dining area set up, etc.). Guests like to imagine themselves there.
Amenities
Fast and reliable Wi-Fi, good air conditioning, comfortable beds, and clear self check-in instructions tend to matter more than lots of extras. If you host families or groups, highlighting space and storage helps.
