Inquiry to get bookings

Hi

is there something different I should be doing for my listing?

with pricing I have the option on for Airbnb to range the pricing for me.

should I be added extra discounts weekly/ monthly?

weekly I have 10%
monthly 18%
additional 20% for the first 3 bookings

@Jo883  Take a look at some other apartments and see how you might be able to improve your pictures.  The apartment is not being presented very well.   In fact, your profile picture furnishings are IMO more attractive than your rental presentation.

For instance, the picture of the living room and TV stand has cleaning supplies on the floor in the background.

Adding towels and a shower curtain to the bathroom and closing the lid on the commode would make that room more appealing.

A guest who wants to work from a computer would find a small desk and chair added to the bedroom (in place of a dresser or bureau) convenient.  Think about adding this amenity.

While many guests may be okay with stark minimalist offerings, you need to create attractive pictures that showcase the minimalism -- right now if feels too cold and furnished with left over or thrift store findings.

As to your pricing, you may be better off not using smart pricing until you are more established as a host.  I have found tht setting a good price that doesn't change indicates that my property is worth that amount. Bargain hunters (who can be very bad guests) can look elsewhere and I can instead attract the guest who wants a firm price point.

Good luck!

I really appreciate your feedback. I actually started with a friend who is hosting my listing atm as we do have occupancy til august 6th. I have one pending booking right now.

I also realize the container as well after we posted my listing and I do have a work desk and other things in the apartment. I plan on retaking some pictures and adding more things especially now that I’m the only one hosting my place.

@Jo883 Jo I would suggest that a week long stay is sufficient to begin your hosting.Month long stays are not a general requirement in Airbnbs which are not generally student type accomodation . Please put a full roll of toilet paper and some supplies in your pictures. It does look as if these things will not be supplied. If you host for a month , how will you expect to handle cleaning and linen changes .Also since the major draw to this area would be 'position ' then a few pics of the city area would be better than a very long description .. I am sure your first guest is just around the corner but as Lorna says , take the time to live in the space and feel how you can improve it for your guest and make them want to be in it.... H
