Be sure you have met all the requirements for licensing in your area. Some jurisdictions restrict STRs to 30day minimums. So allow only a certain number of days per year for rentals. Some require safety inspections as part of the registration and on-going operation. Some only allow home share rentals (owner must be in residence). I would also verify what taxes are required and whether Airbnb will be collecting those or whether you need to collect those and pay them yourself.
As to transferring ownship of a listing...
Airbnb does not allow that. Reviews stay with the original owner. You will have to start over with the new listing. You should be sure to iron out all the particulars during closing with the original owner. Be sure you include they must eventually permanently delete the original listing at a certain point and when you will begin accepting new bookings on your listing. They should be blocking their calendar when that occurs. You can be listed as a Co Host on their listing if you wish, but again you will have to work that out. Be prepared for potential issues with Airbnb as they have an AI that searches for duplicate lisitngs and automatically suspends them. Many Hosts have reported difficulty getting Airbnb to remove the suspension, even after providing legal documents showing they are the new owner. This is especially true if the previous listing had "issues" (low review ratings).
