Listing an entire home and private room at the same time - is it possible?

I wish to rent out my entire 3 bedrooms house.

However during those times when there is no reservation for the entire house, I would like to have the option to rent out the individual bedrooms in the house so that my house is not sitting empty.

However I cant find a way to do this on the website and as a result have to manually monitor my listings. And because of this I cannot turn on instant book.

If you can guide me how to do it then I wish to switch on instant book for all my listings as it will be easier for me.

@Yee0 My daughter in Bondi Beach does exactly that Yee, Bookings seem to be quite seamless for her between the two options. I will find out from her how she does it and let you know in a subsequent post ok.

It does pay to be in a good area Yee.....I remember the first day my daughter listed she got $4,500 of bookings in the first 24 hours

I am located in central Melbourne CBD, definately a good location and area, hence it makes sense to have the option for an entire house or per rooms.

Yee, I said I would get back to you with details on how my daughter split lists her property in Bondi. 

I have not forgotten but just have not had the opportunity to speak with her about it. She is currently in Nicaragua surfing the Pacific west coast with 5 of her friends and when she returns I will ask her to DM you with the info you require.

Hi Yee,

I have had my place listed as both a private room and entire home for over a year and I found I can turn on instant book for one and not the other and it works out since I just have to go and block dates on the other when there is an instant It definitely is more seemless on a computer vs the mobile app to manage 2 listings in one property and I'm not sure why they haven't added the auto sync feature to properties listed as both because I know there are quite a few people who do that. Would be a great convenience. If Robin let's you know how her daughter does it that I am not aware of that will be great. Until then I would recommend auto book in one and manual manage the other.

Thank you for sharing your experience. I have listed an entire home/flat in London 2 weeks ago. I have had no interest shown yet. What ever the reason is ( lack of review, priceing,...) maybe I am panicing but decided to go for listing it as private rooms.

Could you please tell me how should be done. Q : each room one listing OR One listing containing info and price for each room.

i wonder if you could help me find an opportunity for me to make a request regarding listing type
on Airbnb. 
We have a Bow Top Wagon and a Grain Silo and at the moment I have to describe them as 
'other' which is not really helpful. Glamping sites often offer Gypsey Caravan or Wagon as an alternative description, as this is often what people are looking for. I preface Bow Top Wagon. Ideally it would be good if when selecting 'other' we have the option of then writing in what most describes the listing. I have thought of describing the Grain Silo as a hut or a cabin, but feel neither is correct, and would prefare Grain Silo and Bow Top Wagon to be included in the drop down list.
Is this possible? Where on this website do I make this suggestion please? 😏

Unfortunately it is not possible Roslyn...the only options are what are in that drop down box. But I would imagine that people who want something a bit different from the listed options are going to click on 'other', and they are going to be looking for something unique, something that falls between the cracks! And I would think that would be a big market!

I saw a listing this afternoon for an opal mining dug-out in an outback Opal mining town called Coober Pedy in central Australia, and I can tell you these dug-outs are 5 star!! They have been carved out by huge earthmoving machinery in the procees of finding Opal stone, and have been fitted out really luxuriously inside and represent a wonderful accommodation. What category does that fall into? It's not a house, it's not a cabin, it's not a boat, a silo, a tree house....but people who come across this listing, if it is in 'others' would be stunned by what this sort of accommodation can offer.

I would not be too worried about trying to fit your listing to a preconcieved drop-down. List it in 'others' and then go on to the closest appropriate and be outrageous. Head you listing...... "How about a night in a mile high Silo"....."There are wagons, and then there's a Bow Top"! You can really grab peoples attention by being just that bit different instead running with the pack.

Just my idea!!

Thanks for your reassuring ideas Robin, I will take it all on board.

Your comments on the opal mine dug out Airbnb accommodation brought a big smile to my face.

My husband Phil was a £10 Pom in the late 60’s. He loves to tell tales of his time in Australia...one I have heard

So many times was when he rode up the central dirt road on a Bantom 125 motorbike.

When he came to Coober Pidy he recalls the local store selling dynamite, they went to the local mining office looking for

Work, the guy brought out a map, directed them to the store saying there’s a plot, go to the store and ‘go and blow yourselves up! If you find opals, come back to me, don’t tell anyone else or they’ll kill ya!

Cant wait to tell him they are using those holes for bnb!!!

Well here is the Desert Cave hotel, this is just the bit you see on the surface, most of it is underground....

That thing that looks like a sentry box in the middle of the carpark I think from memory is a light shaft directly above the reception desk.

I have to tell you Coober Pedy is a cool place. Every time I have left there I have thought....'I will be back'!!941992_10152770558035109_720105987_n.png

 

And this is what the basic rooms look like. Each room has its own en suite!

So this is what they do when they have mined the opal....they makes homes out of the space that is left behind. At least there is no need to ever repaint the walls, and the temperature never varies more than 1c all year round....great hey!

we just received $100 for being superhosts for a year. As we are going to Oz next year,

we have just decided to book one of these rooms, so thanks Robin for the inspiring photos!

@Roslyn1 I like the sound of Phil...Ned Kelly made his way across that rainbow bridge on November 11th 1880 in the Melbourne jail at the pleasure of the Victorian government. Phil is either an incredibly well preserved specimen.....or he's pulling your leg Roslyn!!

Which ever I think he would make an excellent companion....someone I would like to share a glass or two with!

And with air fares dropping the way they are by next year 100 quid might just about get you here.
