Listing as a house or rooms

Hi Folks,

 

I am trying to list my property with the intention to give out the 1st floor and most of the ground floor, with the kitchen just being the shared space.  I listed this on booking.com as a house and a host onsite as we live on the 2nd floor. However, airbnb is making us list as rooms. I prefer to have tenants that would take both rooms at once and the rest of the available space, not individual rooms. Do advise I list it as a whole property?

In my opinion, an “entire place” on Airbnb means the guest has the whole unit to themselves, including a private entrance, private kitchen, private bathroom, and private bedroom, with no shared spaces and with all areas lockable so that others cannot access them. If you live upstairs and the kitchen is shared, then it should be listed as a “private room,” not an “entire place.”

 

Even if you are able to list it as an entire place on Airbnb or other platforms, make sure to describe it clearly. Otherwise, guests may find it misleading when they arrive, and that will not be good for you.

Hi, you have a lovely place and opportunity 👏🏼

It must be posted as rooms, you could highlight the separation in your title and listing, make it really clear.

You could also invest in a kitchenette for the guests and close off the shared spaces,  but this will involve a cost - not sure if you layout allows for this?
