Why does my listing not appear in any searches even though I know the dates are available? Thanks.

Part of the problem is that there are unavailable dates all the way to August, as @Karen114 has said, coupled with a 5-day minimum for the days that are bookable.
But there does seem to be low visibility for the available dates. I couldn't find you in Santa Rosa Beach results, so I tried specific terms near you and found you in the middle of page 4 when I specify Oyster Lake Drive, 8 guests, 7 - 12 August.
As the next availability is so far away, I personally wouldn't worry too much about it now (I'd worry if the rank stayed low as the unbooked dates approach). Also keep in mind that "raw" private mode search results are not what guests actually see, as guests' own search history may pull you higher if they're a good match.
But you could start thinking about what to do if you need to rank higher in general results closer to August:

I had only a single Air BnB guest book this season and she said it took her a very long time to find the property. All my other bookings are with another vacation rental.
And I guess the only reason it is showing on page 4 now is all the others in the area are fully booked.

Airbnb Search Display is effected by overall review and yours is below the preference is 4.8 you are not there.
Organize your photos in the Airbnb Room Folders. If 4 bathrooms, pictures of each one.
If an exterior area then show the potential guest.
The location is confusing. You say beachfront an beach views then reviews say a 5 minute drive to beach. Doesn't match who is right?
Especially people with children show the community pool.

Use Airbnb Custom Discounts a Sale a few August dates Airbnb markets the Sale Dates. Your type of property would be planning August or September now.
Update your listing regularly Airbnb looks if Host being active.
