Listing not showing up?

My new listing shows as active and I can get to it if I type the URL in directly, but it doesn't come up when you search air bnbs in the area or on the map. Help!

It can take up to 72 hours (usually 24hrs) for a new listing to appear in guest searches. This is intentional, as Airbnb wants Hosts to have time to complete their listing before accepting guests. The initial process to create the listing is minimal and there is A LOT more information to update and add to your new listing. You are missing a lot of sections on the listing.

Photos

Might I suggest you add captions to ALL your photos and maybe try this photo as the cover photo for now and see how it goes:

Twilight exterior photos do really well as cover photos on Airbnb. I would take this same shot at night. Open all the curtains and turn on ALL the lights inside and outside. Some solar pathway lighting on either side of the sidewalk leading up to the house would be great. Wait until you see a soft orange glow from the lights but can still still the house clearly. A nice clear night would be great.

Drone shots are great too. That view can't be beat! I would get alot more shots of the view as seen from inside and outside the listing. Try for 25-35 photos (you need more). If you have an amenity, you need a photo of it. 

 

Captions should state what the guests can do, experience or enjoy in the photo; not just say what the room is:

 

"Enjoy fantastic mountain views and sunsets around the firepit while you wait to stargaze in the evening"

 

I would add some of your own photos of the local area. You mention trails, rafting, hot springs and I would add some of your favorite local restaurants, coffee shops and hangouts in town.

Missing Amenities

You are missing "Essentials" according to Airbnb.  They indicate that by a strikethrough on the amenity. Essentials are things like TP, sheets, soap, towels

If you don't have AC (many homes in the mountain areas don't) then be sure to highlight that in Other Details (one of the sections you are missing on the listing) and be sure to let guest know who are requesting to book in the summer months).

 

Go to the Amenities section and choose ALL and check off EVERY amenity you have - they all count! Then go to Edit top right and add all the little text notes for some amenities as indicated by the pencil icon - they all count too!

Exterior Cameras

If you don't have them - strongly suggest you get them.

If you do have them, be sure to disclose them properly on the listing in the Guest Safety Section/Safety Devices.

Your listing is appearing now on page one (13th position) only when I search for 8 guests. When searching with 6 guests you appear on page two...pretty good.

You might consider trying to compete with some of the 6 guest listings by lowering your price a bit more (even with the 20% new listing discount). The algorithm is VERY price sensitive. Your goal is to get 5 bookings very quickly with 5 star reviews to gain the Guest Favorite Badge. Do everything you can to make those 1st 5 bookings be 5-star reviews:

 

- Sparkling clean (I mean pristine) 

- Complete Your Arrival Guide with Photos in the Listing Editor

- Have someone not familiar with the Home act like a guest and inspect (better still have them stay a night or two and provide feed back)

- Smooth Check-in Process

- Welcome Basket (maybe some local goodies/coffee)

- Nice coffee station with regular, decaf & tea

- House Manual & Guide Book

- Fast WiFi

- Highlight any kid friendly amenities in description and photos (high chair, Pack n Play, kids toys/books/games dinnerware

 

You are still missing many of the small text/edits on your amenities? Go to the amenities section and click "Edit". You will see a pencil icon to the right on amenities that require addl info. All these edits count towards "points" in the algorithm for search results rank.
