Ok...Sac.  I don't see the link to the unit so I cant comment on your location, decore, or ads but generally speaking.....Who are you targeting?  You have a major university, the capital, hospitals, the river, the zoo.....a bunch of different things that can draw people to your area. You should create a few avatars of the people who you think most likely to use your unit and for what, then tailor you ads to those people.  Also spend some time on Airbnb, Furnished Finder, Zillow, and any other site you can think of and look what other people in your area are offering to those same avatars.  Also see if their ads seem to be targeting the same avatars your expecting cause you might just not know what your area known for.
