I’m a Perth, Australia–based host and would love some honest feedback on my listing to help boost bookings.

3 bedrooms, 2 bathrooms (1 king, 1 queen, plus a single with desk/workspace)

Lounge with TV and Wi-Fi
Dining area with seating for six
Secure gated entry and garage parking for up to 2 cars
I’d love feedback on:
Photo order & captions — do they tell a clear, inviting story?
Listing description — does it highlight the right features for families, groups, or work trips?
Anything you think I should add, remove, or tweak to make it more appealing
General pricing advice for this area (if you have experience nearby)

Hi @WA-Collective0 , you have a beautiful listing! I can see how your space would appeal to groups and professionals, but I am not getting families from the listing. I am speaking from my experience of raising two children who are now grown, and understand that people have different expectations and needs for their own kids.
I would want to see a pic of the outside space to know if there was somewhere for my kids to spread their wings and get their energy out a bit. Your home feels special, the furnishings are beautiful, clean, well curated, and refined, and for my family I would want a place that feels special and where we could settle on in and get cozy and not worry about things being too “precious”.
One way you might visually invite families in is to swap out the single bed for a bunk bed or two singles but I'm not sure how that would appeal to professionals or impact the overall feel of your home. These are my thoughts, and really, it's about who you want to invite into your space.
Also, the captions work well to express each space. I like the addition of the review quotes.

Hi @WA-Collective0 ! Yes...it is gorgeous and the listing is clear and inviting for the urban hipster crowd.
I agree with Laura about her ideas to make it more family friendly. Also , maybe a reading "nook" or a cozy corner for those who aren't drawn to a highly industrial look.
My place is very old fashioned and I know I don't appeal to everyone. I would love to have multiple listings to show an array of design options.

Your place looks absolutely great and with all the amenities guests could wish for.
The only 'but' from my perspective, and please do not take it badly, is that it feels a bit 'non personal', like a four star self-catering hotel, both in the description and the photo-captions. Obviously there is nothing wrong with this and probably very appropriate for people, or even families, in working trips.
Simple things could make it more attractive to families, groups of friends or even people travelling for work wanting a 'homely' touch, such as adding comments about the story of the house, having a couple of special paintings, a cosy sofa or armchair, a vase with flowers in the picture of the dinning table instead of the current one. I also thought it might be nice to add a couple of photos of Willagee, Freemantle and maybe even Perth, not necessarily under a caption, in order to give a 'feeling of the setting' of the house.

I like the idea of homely touches here @WA-Collective0 from @Irene1632. Which details or small touches have stood out to you in places you’ve stayed before - could you incorporate some of those in your listing? Anything in particular that made you feel at home?

I can see it is a guest favourite and you will soon reach superhost status.
With regards to your pricing I cannot advise as I am from South Africa and am not sure about the rates in Australia.
I think you are doing a great job, as long as you make sure your communicate well with your guests, your reviews will speak for you!
I love your place — it looks really inviting! One small suggestion would be to add a bit more décor to the wall with the TV. Taller plants or some wall art there could really make the space pop. You might even consider creating a little photo area with fun or stylish décor where guests will naturally want to take pictures and share them on Instagram, tagging your place. It’s a simple way to add personality and boost visibility at the same time. Also, a few photos of the outside of the building would be a great addition so guests get a better sense of the full experience before they arrive.
