Hello, I have been a host for about 2 years. I have a tri-plex in Fort Myers Beach that can be rented multiple ways. I have 5 listings to accommodate each scenario. I am looking for ways to better fill my calendar. Open to advice and having someone give me some ideas to better improve my listing. Thank you in advance.

I too just took a look at your listings. You have done a wonderful job! And congrats with Hosting on Airbnb!
I like the way you laid out your listing. It's very clear. I think it is very smart that you have strong rules about events or parties at the house.
My only suggestion might be a list of nearby locations with distances : Airport, grocery story, pharmacy, good restaurants, beaches, and other attractions.
Again, you have done a really good job! Wishing you continued success as a Host.

You have a beautiful space! The pictures are very inviting and your color palette is relaxing. I did love the colorful rug and brighter blues on the veranda. You do a great job listing your amenities and highlighting features of your space.
Some suggestions:
1) You could consider naming your listings as Island Oasis Lagoon Suite, Island Oasis Palm Suite, Island Oasis Lookout Suite, Island Oasis Entire Triplex. It was hard to differentiate one from another as they look similar and the titles were similar. Having titles such as above allows a differentiation to them. At the bottom of each listing you can provide a link to the other options. I’ve seen some hosts do this in their listings when they had multiple rooms in a home to book.
2) I liked the second listing as it was more succinct. The first listing had redundancy in the descriptions and sometimes too many adjectives were used in a sentence and it made it a bit difficult to read through the whole listing. I did like the check marks for the amenities.
3) Do you offer discounts for renting all three or multiple listings? I tried to see if you offered weekly and monthly discounts but the system was spinning and didn’t allow me to see what you offered.
4) I checked out your guidebook and it would make it more personable if you wrote a bit about each attraction. Consider adding distance, time to walk/drive to the place, hints about parking, dishes to order, times to visit, how to save money with a city pass, what makes it special or what you like about the place.
5) What is your cleaning fee? Is it higher for shorter visits to attract longer visits? Is it less for short visits to help bring reviews on the new listing? I noticed there were 2 night minimums and three night minimums on the weekend (how were you able to do this - I didn’t even know it was a feature).

I checked out your other listing and it looks really unusual like it was a building in an old part of town. You may want to put some greenery outside on one of the pics as it looked kind of empty/barren on the outside picture.
