Managing Fee

I have been managing my friends Airbnb for 7 months and only receive the cleaning fee.   I want to charge for managing the bookings, responding to guest and etc.  

How do I go about charging and what is a resonable rate to charge?  Do I add it to the booking or does the owner of the Airbnb pay me? 

Any advice will be appreciated.

I would suggest you need a contract to outline what services you are offering, payment terms etc and agree a rate with the host.

 

You can charge a percentage which the host needs to set up on the listing which will go directly to you and then the cleaning on top.

@Lisa7659 Co-hosts seem to charge up to 20% of the booking price. Unless the property is underpriced if you add this then bookings will dry up. The sensible way is for the owner to pay you what you are worth but they do need to sort out the tax situation.

Thank you for responding.  When you say 20% is that taken out of the take home payout or is it from the whole total which includes all the fees and cleaning fee?

From the total (absolute value) otherwise it will make you subject to whims of the owner.

Is there a link we can go by to set up a % to go into my account and also the cleaning fee?

I'm sorry this us all new to me but when you say Absolute value do you mean that also includes the fee for airbnb, cleaning fee and etc. 

The 20% is based of of the total amount before any fees are taken out?

@Lisa7659 I wouldn't get too hung up on what value to take your commission on. Its a very simple negotiation with the owner and whether you end up with 10% of what the guest pays or 14% of what the host receives is somewhat irrelevant.

Also don't get hung up on 20% - If the property is $1000 per night 20% would be stupidly high - If it rents for $50 per night 20% may be too low. 

You know what hours you typically put in so just go for a fair remuneration based on that.
