Anyone else struggling to make the new calendar booking system work for them?
I need to add specific check in and out dates combined with minimum length of stays for my peak season next year and every time I try and do it, the changes get applied to the whole calendar.
I'm sure there used to be a feature to apply availability rules for particular dates but I can't find it now, and am getting really frustrated! I've just blocked my entire peak season out while I figure it out...
HELP!
@Tamsin35 Have you got pro tools on (switch on at an account level) and are you trying to use rulesets? If not give them a go
Hello @Tamsin35
Just as @Mike-And-Jane0 have said, enabling the Pro tools is the way forward and here is a great guide done by @Joan2709 on the very subject that I'm sure you'll find useful:
Use the search bar above as you'll find other guides on the subject
All the best
Joëlle
I need to have a look on the guide! Air BNB Superhost support have just told me that setting a minimum nights stay will then apply to my whole calendar. It would be great to know if this is true or not as it seems to be in contradiction to what pro tools rule sets is promising
Hello @Tamsin35
I think once you've looked at Joan's guide everything will be much clearer😊
When CS say that your minimum stay is applied to your whole calendar, it means that for the dates where you have not applied a rule set with a different period of stay, then your minimum is applied - guests can't book for below your minimum stay period.
For example, I have a general 3 night minimum but I have also created a rule set for 4 nights, another for 5 nights and yet another for 6 nights which I apply to certain dates of the year. They each have with their own colour so it's easier to spot on your multi-calendar. Guests can arrive when they want all year round but for the Christmas period and the New Year, I have created a new rule set with a minimum stay plus the additional rule of not being able to arrive Christmas Eve and Christmas Day. Same for the New Year period.
If you don't use Pro tools, then the setting you have for a minimum stay is applied year round. Same if you want guests to check-in on a Saturday, let's say, then again that is applied to every Saturday on your calendar. With Pro tools switched on, you can personalise these settings so that they are different for the summer period.
It's obviously a bit more complicated than having just the one rule year round but it's well worth the effort in my opinion so read as much as possible on the subject before you attack the beast😉
Good luck Tamsin
Joëlle
Let us know how you get on with @Mike-And-Jane0 and @Joelle43's suggestions, @Tamsin35!
Hello,
To create a rule set, your Professional Hosting Tool should be enabled and access your settings in Mutlicalendar mode (https://www.airbnb.com/multicalendar)
The page will have a let you create a rule set that can set a retricted check-in/out and lenght of stay applied only to specific date range. There is a help article on how to do that found in this link https://www.airbnb.com/help/article/2062
You no longer need to have at least 6 listing to use the Professional Hosting tool.
Hope this works.
I have had to do this and cannot recommend it. However, there is now no alternative for any host who needs proper control of their check-in days over different dates in the year. After four agents didn't tell me how to sort discrete book-in days on specific days one finally did after several sleepless nights for me. Airbnb blurb doesn't make it clear that you can be a "Professional" Host with only one active listing which is what you have to be to alter different check-in days in different times of the year. All very confusing. The new system is incredibly cumbersome and time-consuming. I loathe it! And everything was properly set up for my required check-in days on my calendar for the coming year before Airbnb changed the system and lost the lot Why does Airbnb insist on changing things that are working perfectly well? If it ain't broke leave well alone!! And now the new photo tour? I much prefer guests to amble through my photos in the order in which I place them. Airbnb is getting more are more difficult for hosts and guests alike!
