i am new to hosting - loaded my property on End of November 2024. I have since had 2 bookings over our season. Since then the bookings have calmed down to zero bookings, so i took a look as a guest on airbnb and according to the amenities the property has, my listing just doesnt feature.
i have now set it to smart pricing to be in line with similar offerings in my area and still nothing. This concerns me, as I am dependent on these bookings. I understand that i fall into a smaller category of affordability, however, surely it should be listed with the other properties that are in line with my property?

Wow! just been onto your gorgeous listing and there are some things that stand out immediately that will improve your reservations I think:
Always check your property in guest mode from a laptop but also.with your phone as over 50% of trips are booked via a phone and photos don't always come out as planned with a smaller screen.
In each room of your photo tour, make sure that all the amenities are AGAIN mentioned per room. Guests mainly look at the pictures and this highlights what is offered per room at a glance. The more amenities we have ticked, the better the algorithm likes us😉
Didn't go in for the fall blown critique because you didn't ask for it but just with the 3 mentioned points this should help in gaining more visibility !

AirBnB is a pimp. Don't lower your prices or standards. They will find you. Make sure all BR's have deadbolts, esp. to your private entrance. Make sure you've got several copies of the master key. Longer term rentals -- no tax, capital loss. Have a reliable cleaner. Post on Marketplace, even Craigslist -- but always be sure to voice verify,
I’ve had a similar experience. I’ve been hosting on Airbnb for over 14 years, and this is the first time I’ve had no bookings. I recently posted a note asking if Airbnb might have shadow-banned my listing or something similar. I’m really confused, as it’s unusual for my apartment to go without bookings—it’s typically fully booked shortly after I make it available.

The fact that your listing says that it's up for sale and that estate agents may want access during their stay may be putting people off from booking? Plus the present economic uncertainty and increased competition isn't helping of course.
Hi @Hajni2 . Your offer is beautiful! It's a wonderful place, wonderfully located and well-equipped. It's modernly furnished in a minimalist style. For me, maybe a few little things would come in handy to warm up the interior. Price-wise, it seems attractive to me (for me, a resident of Warsaw in Poland), which is a good sign. However, I've noticed that your price doesn't change depending on the number of guests. Maybe find a minimum price that satisfies you and offer it for 4 guests. For each additional guest, introduce a small additional fee. Your base price will then be lower, so your position on the list will jump up. It's true that your listing doesn't show up when you type in Plettenberg Bay, AirBnB shows locations north of your location. Make sure to do a "photo tour" in the offer and let the AI arrange your photos in the order determined by the algorithm. With difficulty, but you will be able to change something in this arrangement. Your main photo should be carefully selected, you have a lot of them. Everything else that @Joelle43 wrote about is very important and exhausts the topic.
