Hi everyone,
I am kind of new at hosting and looking for some support. I have 3 villas listed and have all the required amenities, have reasonable rates, communicate immediately with everyone but I am not be getting any bookings, not even much queries to convert into deals. Can anyone help? I don't understand what I am falling short of. Look forward to read some thoughts and ideas.
Thanks in advance.
Priti..
I asked my husband he knows Goa very well, you should be busy right now it's high season,
The only thing he can think of is he said your properties look nice, but it looks expensive nearly $700 a night for Goa,
You might want to look at other local properties on airbnb see their rates,
Hi Sudsrung0,
Thanks for a quick response, much appreciate the same. We thought we are at par with the market rates as we a 4 bhk independent villa, but will definitely consider your point.
Thanks again
When you first listed airbnb give you the option to add a 20% discount for the first 3 guest it seems you didn't use it?
Most host use it and for us it did work now you cant go back,
All you can do now is add a good discount go for 2 or 3 day bookings to get some reviews.
Hey Sudsrung,
Yes, initial discount could be one reason, thanks for your advising the discounts.
Thanks
Priti
Did you check demand and supply in your location . If prices, location and quality of your listing is similar to your competitors then you could be operating in an oversaturated market @Priti14
Hey Helen, Much appreciate your reply, we did a good comparison maybe as we did not offer any initial discount may be a cause.
Thanks again
Priti
So what did your research show you? Are you operating in an over saturated market?l @Priti14
I wouldn't assume having an initial discount will me a difference .
Goa actually is a hot tourist destination with plenty of villas and hotels. @Helen3
Hi! Your place looks beautiful! Did you do any market comparables to see what other airbnb host are charging and did you provide a discounted rate for the first few guest that booked? It helped me when I started, and I got a booking the first week I launched my airbnb which I was surprised because I didn't think I'd get many bookings until the spring/summer time, but I made sure my price was similar to the other prices nearby and I also provided a 20% discount. Note 'm also fairly new to airbnb so I understand the feeling of being new and wanting it to all work out and get as many bookings as possible. I wish you the best and hope everything works out. 🙂

Hi Marilyn,
Thanks for your appreciation and understanding our situation, yes we did the market research but the initial discount er missed so that could be one reason. Thanks for bringing it to our attention.
Thank for wishes, best wished to you too.
Thanks
Priti
@Priti14 are you sure your pricing is right? I just looked at Assagoa and did a search for a place for 2 nights, 4 people, and your place is really pricey, and you don't offer a kitchen.
Your second listing is for 1 bedroom but I see 3 rooms in the pics? it's confusing, and you might want to change the order of the photos so people don't have to scroll to see the bedroom. Are you offering one of those 3 (or 4?) bedrooms?
You can drop your prices by offering a custom discount for certain days, and see if that attracts guests.
@Gillian166appreciate your feedback the prices given are for entire 4 bhk villa. Yes, pictures we can redo. We are renting 4 bhk villa right now.
Offering an advantageous price is good idea to attract guests.
@Priti14 your listing says no kitchen. There's no pic of a kitchen.
The beds don't have pillows. It's just not presenting well for the price range.
