I would suggest if your marketing to one Guest don't include couples in the description. If the Guest max is 1 then if 2 guesys they don't see your listing. Either change Guest count or remove couples. Be consistent.
You were doing great and then the 4 star rating. Taking a closer look two things pop out the 4.3 on an independent lock box check in obviously went badly why? Her or you?
Second thing security is mentioned positive but we are talking an apartment attached to your primary house. Security for that set up is usually the Host not Security employees so it could be highlighting that you are too nervous and was uncomfortable. Not bad things maybe more like a mother hen personality. Likes to be too aware of the vacationers.

That well spotted guest number inconsistency, great! I’ve changed that detail in the description already.
The check-in delay; an inadvertently glitch, the key safe was entry not in place at the time the guest arrived. My bad: I had to travel urgently n left a friend to do the honors. It was an unfortunate oversight, quickly remedied.
While I come by the property to maintain the produce garden n yard twice a week or so, I may or may not see the guests at all. I do want my guest to enjoy their privacy, certainly not ‘mother henny’ in my book😊.

Lovely, bright, appealing, and inviting place you have. It's easy to get an overview of what you offer. Great to see you’ve got a handle on cleanliness, as that’s what most people look at when checking the star ratings. I’d recommend ‘analyzing’ what might be going wrong with the check-in rating, as it should be one of the easier areas to score a 5. Awesome that communication is also well in place – that’s another key aspect!
One thing that comes to mind right away is that we’re missing some of that classic Australian sunlight—and light in general—in your photos. I’d also suggest showing the house from the outside, adding some close-ups of a green garden if that makes sense, and perhaps some shots of the outback or an image similar to Google Earth to showcase what an amazing location it is. After all, it’s the dream of central Australia! 😍
Note: There may be some copyright issues with using Google Earth maps, but OpenStreetMap is also an option. Alternatively, you could have a drone photo taken to showcase what an amazing location this is. It would only cost about the same as a couple of nights' income. Just an idea for some day, when you might want to stand out from the crowd! 🙂

Yes, the check-in glitch was an unfortunate oversight, especially inconveniencing to the guest who was checking in later than usual. It cost me dearly, n it has been remedied. It won’t happen again!
Yes, I will be getting some professional photos done shortly. I’ll be including some outside shots, n shots of the garden, too.

I would suggest professional pictures. Also would get a picture of the hammock. You talk about it but I didn't see a picture. I staged our hammock with someone in there reading a book. I wouldn't limit the stay to one person. I would think a couple would love to stay!

I would def respond to the 2 reviews you have not yet. Not quite sure why the one only left a 4 star, maybe that was the one with the check in isue? But either way, be sure to thank them for the review, address the concern they had in a manner that you are appreciateive of the input and will make changes so future guests do not have any issues and point out something that they did like about the property. Also, maybe a photo showing where the apartment is located on the property. You mention that it is attached to a home, people will want to undertand what that looks like before they book. Sure think. The ability for guests to have a clear perspective of where the studio is in proximity to the main house is an understandable concern.

@Kerubo0 Some great feedback here already! I'd reiterate better, brighter photos (plus the hammock 😉). For improved SEO/search ability, add keywords to your title (eg: Alice Springs). Check the listing for spelling & grammar (eg: hid-away should be hideaway). Otherwise it's shaping up nicely, congrats!
