Hi guys,
I KNOW my overall rating is 4.6. I do long term stays and mostly get 5* or more but every once in awhile something happens (like the door won't open correctly) or the Pool is closed for renovation and I don't get a good rating. Or if I don't allow someone to leave early.
Having said that, I have a new listing! That makes three listings total. I am used to staying 100% booked with long term stays (21 days) bc my prices are low; but lately (is it the economy?) I can't get my newest listing booked like my other two listings! It is by far my best apartment.
Can someone help me optimize it for long term stays? 7 days or longer? I would prefer 21 days stays, and stay booked. I guess i'm a little confused about the best approach.
Also - are you all finding that you need to supplement with other sites like booking.com? I would rather not have to: I could see myself double booking or other problems.
I have noticed a slump in my Airbnb business lately but not sure why.
For your new listing turn un Airbnb New Listing Discount, that gives you a boost.
Update your listing regularly so Airbnb computer says active Host, Can be minor things that isn't measured just Date Modified.
