We are just starting on our Airbnb journey and this is our first time doing short term rentals. We listed our first unit just about 1 month ago but haven't had very many bookings. Some listings around us seem to be booked for nearly the entire summer which is the peak season. Our place is located in Milwaukee, WI. We have tried to decrease our price point compared to the surrounding listings and it doesn't seem to have resulted in any bookings thus far, and we are using a 3rd party pricing tool (pricelabs) for help in that regard. We did notice that our "views" on our listing are regularly outpacing the similar listings by 15-50% per week but yet no bookings.
Is there anything in our listing that may be turning people off? Any suggestions that might result in better booking rates? Any input on optimizing a pricing strategy this early in our journey?
