Jan, your home has great bones and a lot of character. Thank you for allowing me to make a few suggestions to elevate the stay and the experieice of your guests. 

 

Kitchen - I would add a washable rug and possibly roller shades (the nice ones), similar to what you have in the bedrooms. You don't want to obstruct the view but it will allow for privacy if needed and it softens the space. I would also just simply rearrage the placement of items on the counter and add a beautiful flower arragement on the island and maybe one in front of the window. Add placemats that can be easily wiped clean. Hobby Lobby has some that would go with the theme of your place. 

 

Bedroom#1- I would exchange the rug for a larger one. I would possibly add some color to the bed. I cozy blanket. I would incorporate colorful euro pillows and pull the color throughout the

room.

 

Bathrooms - add easy to wash rugs. 

 

Outside - I would add some faux potted trees on the front porch and a sm. outdoor rug.

 

I love the boat bed. Very nice feature.

 

Bedroom#2 - Don't be afraid to experience with moving the bed around. I am not a fan of having beds up against the wall. As an interior designer, flow iis very important. 

 

In summary, just had your personaility to the space. A few accent pieces from TJMaxx of Home Goods. You want to make sure if is comfortable and cozy. using different layer and textures will accomplish this. 

 

Make sure your pictures are updated with good angles and light.

@Jan14977 Wow! I think you've done a fantastic job! For a new listing/host, this is about the best prepared & presented listing that I've seen. 

 

Just a couple of very minor things: I would put more side tables in the living room in between the two leather chairs, and maybe at the non-wall side of the couch. It just makes it more comfortable to set a drink or a book down, as opposed to the coffee table, which is kind of small, and central to everyone else's seating. 

 

I'd put *something?* in the area between the kitchen and the living room. It looks kind of open and bare. A rug, maybe? (this is pretty minor, the house looks great overall)

 

Last, your check-in and check-out times both say 12 noon, and that's not going to work. You probably need about 4 hours between bookings if you're doing same-day turnovers, and/or you just need guests gone by a certain time. 11:00 is pretty standard. That doesn't mean you can't be flexible, but it gives you something to fall back on if guests ask.
