Hello everyone!! I'm new here and new to hosting, so please bear with me 🤗. I live in Richmond, Texas and listed my property only yesterday. To be honest I feel overwhelmed and intimidated by the process and would truly appreciate if the experts you are could provide a feedback on my below listing.
Please feel free to share your honest insights on the listing and space and let me know what to do/improve to secure a few bookings.

Very nice house! If your goal is to get more bookings quickly, one option you have is to make it more affordable for smaller groups. In other words, lower the core price an add an additional guest fee that will apply after a specific number of guests.
This isn't necessarily a good idea (it depends on your preference), as it opens the possibility that guests could book for fewer people (to save money) and actually bring more. But it's a way to get your foot in the door if you think being price-competitive for smaller groups will help you get bookings while you're new.
I had to Google your title because - probably unlike most people in the US - I wasn't familiar with a "2428 sf home" 😁. I thought maybe you put in the street number (!) but it turns out it's a reference to the measurement in square feet. International visitors (if there's a market for them in your area) may expect size to be given in meters, so we may not recognise the meaning of the title right away. If you're mainly expecting US customers, perhaps it's good to keep it, as it's probably useful and easy to interpret in that target market.

My suggestions id the target market. I get the idea you focusing on families with children. Great a lot of rentals hope to avoid families with younger children.
Your title and cover photo have to entice that market who is probably 7 to 10 days on vacation. I would revisit if yours highlight the right features.
That market wants to see the private backyard, the grill opportunities and if a community pool parents love those options.
A children's play room another special highlight not every rental offers.
Fix it says No Essentials.
Write your description again not LTR just 10 days rental different priorices and you have so many. I need to participate at work meeting for a hour, you have a private office area. Amazing.
I always try to picture if I had a group of 8. Can we sit at the table as a group? Can we sit outside? The living room pictures look good.
Create Airbnb Guidebooks. Focus on all the popular family attractions you are near.

It looks like a nice, clean, and large place to stay that’s private. There are just a couple things that I think could be tweaked.
The one bedroom with the tiara and princess sign may be too specific to many guests.
The description notes authentic decor. What exactly does that mean/ what does that mean to you. I would spell that out a little more. While I thought the decor looked nice enough, there wasn’t anything special that stood out to me, so spelling that out could be helpful.
I’m not familiar with this area. It says close to local attractions. What are the main attractions you’re close to? Listing some specifics would be helpful.
I like to kind of paint a picture in my description of how I see people spending their time in my place. What can they do at the place? Where can they gather? Do you see it more as a place people spend all their time or as a place to come back to after a day of exploring the area?
overall, it looks like a nice place. Just a few tweaks that show guests what makes your place special and a better choice than another Airbnb is helpful.

Welcome to the hosting community! I read so many reviews on Instagram recently about what people want that I decided to ask AI to read and decipher it for me and thankfully I found out I was mostly spot on with my rental ( I did just add more reading material and different types of tea). The first thing I noticed was you didn’t lead with a hook. You have several wonderful features so I’d ask chat gpt to make a suggestion about the best one to lead with for your area. Computers have this data so might as well use it to your advantage. I don’t think sq footage matters to most people and your backyard is wonderful. I also think you might consider minimizing things. While we like our things in our own home most people have said they like an Airbnb without a lot of decorations and extra stuff. And from my experience you need to minimize bedding differences. Streamline to all one color and type for efficiency and expediency with cleaning…..your housecleaner will thank you. Good luck

Looking at your home... I'd say it looks very clean, spacious, and inviting. You've just begun, so don't be too hard on yourself!!
Here are some thoughts. If you are appealing to families with children, I'd invest in twin beds or bunk beds. You have a beautiful playroom, so I'd really feature that. Add bean bags, cozy rug and fun games? Is the family room kid friendly? Lots of breakables in sight. I'd take some of the decor off the tables and shelves to make room for guests' things.
Highlight the area and what there is to do. If there is a community pool, definitely highlight that... with pictures! Good luck and happy hosting!!
