How can I make my home stand out from the other?

The number one thing you can do is get professional photos done. They will pay for themselves with increased bookings (per Airbnb an increase of 20%) and can be deducted as a business expense on your taxes (check with your accountant).

Christmas and New Years are slower times in Arizona Haha  Expecting 80s next week.

Look at your rental as a product you are offering for sale.

What is your market?  Then there are about 5 Platform pages for your listing and your photos to assure the buyer you are the right purchase.  Then you also have Guidebooks that you can use.  Put some time into reviewing other successful listings in your area what price and what highlights?
