I purchased "Every Airbnb Host's Tax Guide" by Stephen Fishman, and found it a simple read, but very helpful. I don't have a pool, but other hosts can give you good tips.
Airbnb recently published its party policy: https://www.airbnb.com/help/article/2704/what-are-airbnbs-rules-for-parties-and-events-at-listings. You are responsible to state in your house rules things about noise, smoking of anything, and acceptable behavior while at your property. You should get confirmation from your guests that they have read and agree to your house rules. Remember that Airbnb has no authority to remove any guest from your property. If you have an incident, it's your responsibility as the home owner to remedy the situation.
I have a mini-split system in my rentals, and use a Cielo Breez Plus to set temperature ranges, and can remotely manage its operation via a mobile device. If you have a central air conditioner/heater, you may want to research other smart thermostats, such as Google Nest, Ecobee, Honeywell, etc.
