Newbie with too many questions, LLC, Taxes, Pool

Hello All,

Newbie to Airbnb with help needed!
1. Creating a LLC on a Airbnb home that was just purchased with an FHA. Just say only a few rooms are being rented?
2. How to keep track of receipts and what can be written off for taxes ?
3. How to keep the pool clean without a expensive pool vacuum or if buying a pool vacuum how to use it when guests wont know how to remove it
4. Controlling outside noise and letting people know that just because it has a pool doesn't make it a marijiuna smoking, all night loud party house
5. Guests always wanting the Air Conditioning to be 70 when its 100 outside and yes I already have a wifi smart thermostat that I can control but still complaints

I purchased "Every Airbnb Host's Tax Guide" by Stephen Fishman, and found it a simple read, but very helpful.  I don't have a pool, but other hosts can give you good tips.

Airbnb recently published its party policy: https://www.airbnb.com/help/article/2704/what-are-airbnbs-rules-for-parties-and-events-at-listings.  You are responsible to state in your house rules things about noise, smoking of anything, and acceptable behavior while at your property.  You should get confirmation from your guests that they have read and agree to your house rules.  Remember that Airbnb has no authority to remove any guest from your property.  If you have an incident, it's your responsibility as the home owner to remedy the situation.

I have a mini-split system in my rentals, and use a Cielo Breez Plus to set temperature ranges, and can remotely manage its operation via a mobile device.  If you have a central air conditioner/heater, you may want to research other smart thermostats, such as Google Nest, Ecobee, Honeywell, etc.

You should also search for topics that have previously been discussed here in the community.  There is a wealth of information available.
