Hello, my larger listing Big Gopher is in a dry spell. Ever since we added a couple smaller units in our property, the large house has not been booked. Could you please advise on what I could do to help it get booked like it did before please?

Your issue has to do with the Overall Rating for that listing. Airbnb Search gees a better display for your listing using that has one of it's measures. Preferably you stay at 4.8 or higher, your not. The lower display effects conversion rate so the Airbnb Search computes low traffic and moves you lower causing even less traffic.
Fixable, there looks like minor issues which you have fixed.
The Airbnb Search also ranks a listings display based on Host Activity. It reads Date Modified on your listing. You can update this field regularly by doing anything that the System ;prompts you to click Save.
I suggest since skiing isn't mindset right now highlight June July August Activities.
Then set up some Airbnb Custom Discounts 20% off a few days Airbnb markets the sale dates.
Turning on Airbnb Instabook the Airbnb Search gives you a plus. Just make sure about notification time, since it accommodates a large group that isn't a last minute booking.
Also General Internet Search Engines read Airbnb and display listings. An unique large property like yours could do very well and that added traffic Airbnb will push you higher. Public use General Search and AI Search now. So many travel apps use AI.
Figure Keywords and Key phrases people might search for that your property can deliver. Sprinkle lol in description in :Photo captions and Guidebooks
Hi @Jorge3037,
Thanks for sharing your concern. It sounds like you’ve built a wonderful property, and it’s great that you’re actively looking for ways to improve.
As per our community discussions and shared experiences, I agree with @Marie8425—ratings and listing activity play a big role in Airbnb’s search visibility. Here are a few quick suggestions you might find helpful:
Update Your Listing Regularly – Even small changes (like photo captions, descriptions, or amenities) can refresh the “Last Modified” date and help your visibility.
Highlight Summer Activities – Since it's not ski season, focus on what guests can enjoy during June–August: hiking, outdoor dining, local events, etc.
Use Custom Discounts – Try offering a limited-time discount (e.g., 20%) for selected dates. Airbnb often boosts listings with active promotions.
Enable Instant Book – If suitable, turn on Instant Book with proper notice settings. It gives your listing a higher chance of appearing in search.
Improve SEO – Use relevant keywords in your title, description, and captions (like “family getaway,” “group retreat,” or “spacious mountain home”) that match what guests are searching for.
Refresh Reviews – Consider hosting shorter stays at a discount to attract new 5-star reviews, which can improve your overall rating.
As per our collective experience, these small actions can make a big difference. Your property has great potential—wishing you a strong comeback in bookings!
